Lease Terms: The owner is required to arrange insurance, including public liability insurance. The owner will also be responsible for Registration of the Lease at HM Land registry, and all costs associated with this. A FAILURE TO DO SO COULD PREVENT THE FUTURE SALE OF THE BEACH HUT. Any buyer must have a Council Tax registration on an Isle of Wight residence. Any new owner would be offered the remaining period of a 10 year lease that commenced in April 2019. The legal costs for producing a new lease is approximately £500, payable by the buyer to the IW Council. The buyer will also be responsible for the appointment of a solicitor to conduct the conveyance of the beach hut and to deal with the lease transfer formalities, in conjunction with the solicitors acting for the local authority. The seller is responsible for their legal costs associated with the transfer of the licence/lease to the new owner.
