The Land at Old Linslade comprises a substantial block of versatile arable land with a range of potential uses (STP). The land is divided into three large separate blocks, to be sold as a
whole or in three lots:

Lot 1: to the south of Stoke Road
25.87 hectares (63.93 acres) of mainly level Grade 3 arable land with good road frontage. There is a wide, well-maintained point of access at the centre of Block 1, direct from the adopted highway at Stoke Road. There is a secondary access point directly from Stoke Road, to the north west corner. The block is divided into two roughly equally sized workable enclosures by a central field drain.

An oil pipeline runs beneath the land in a north to south
direction.

Lot 2 : to the north of Stoke Road
37.88 hectares (93.62 acres) of arable land with gently rolling topography. The land sub-divided into two principal enclosures by a well-maintained access track, shared with adjoining properties.

There are two principal access points; directly from the adopted highway at Leighton Road to the west, and; directly from the adopted highway at Old Linslade Road to the east.

11kv overhead lines over sails the north east corner of Lot 2, running from east to west. The vast majority of Lot 2 is Grade 3 arable land.

A public footpath (the Cross Bucks Way) bisects Lot 2, providing access to third party land to the west. An oil pipeline runs underneath the line alongside the access track from north to south.

Lot 3: adjoining the Grand Union Canal 22.68 hectares (56.05 acres) of mainly arable Grade 4 land positioned between the Grand Union Canal and the River Ouzel.

Lot 3 is interspersed with tree cover and field drains, subdividing it into three large workable enclosures.

There is a single access point to the east, directly from the adopted highway at Old Linslade Road.

The Nares Gladley Marsh Site of Special Scientific Interest adjoins lot 3 to the north east, separated by the River Ouzel.
