The Situation

The small village of Wadenhoe is principally comprised of attractive limestone houses and forms part of a picturesque settlement set above the River Nene, nestled within gently rolling Northamptonshire countryside. The King’s Head occupies an elevated position above the River Nene, with a grassy paddock stretching down to the water’s edge. Several public footpaths and bridleways pass close to the property — most notably the Nene Way and Lyveden Way — making it an ideal location to draw in passing walkers and visitors.

The attractive market town of Oundle lies approximately four miles to the north and offers a range of independent shops, cafes, and services, centred around a Georgian market square. The area is also well known for its excellent schooling, particularly in Oundle itself.

The Property

The King’s Head is tucked away along a quiet country lane in the unspoilt village of Wadenhoe. It represents a rare opportunity for an experienced and community-minded publican to establish a thriving business in what has historically been a well-regarded and much-loved public house.

Internally, the layout includes an intimate bar area with an open fireplace, a second bar, a small dining room, a commercial kitchen and utility area. A lower room, formerly used as a restaurant, could alternatively be reinstated as two double guest bedrooms, offering potential for supplementary income or visitor accommodation.

In the summer months, a terrace with views over the River Nene offers additional seating, while the grassy riverside paddock below can be used for events or informal recreation. There is scope to charge for short-term moorings, and a water point for boaters is provided by the Environment Agency.
