THE HISTORY
Little Hackworthy is a most charming and rather historic property with a tremendous history dating as far back as the Domesday Book of 1066. The property as it stands today is believed to date back as far as the 15th century and modelled on the design of an open hall house and then further remodelled in the 16th and 17th centuries. It has featured in multiple historical books as an example of 15th century architecture. Examples of this can be found in the spectacular ornate ceiling plaster work with heraldic shields in the sitting room and plank and muntin screening in the entrance hall. There is also a remarkably well preserved Elizabethan chamfered timber mullion window in the kitchen plus exposed beams throughout. Externally there is also an original well in the courtyard.
THE BARN/STUDIO
Perhaps one of the standout features of this home is the detached cob barn with exposed wooden beams, inglenook fireplace and original bread oven. The barn could be used as a workshop or could even be converted for a number of purposes, subject to the relevant consents. A previous permission, to incorporate the building into the main house, has lapsed but there is a basis for fresh negotiations.
OUTSIDE
Externally, the property sits within approximately 2.7 acres of mature grounds with its own oak and sweet chestnut woodland. There is a small cider orchard with traditional Devon varieties. The property is bounded by a brook and the land has been managed organically for over 30 years. There is a parking area with space for several vehicles and a substantial 23ft timber store.
THE LOCATION
Little Hackworthy is beautifully located not far from the popular and very accessible mid Devon village of Tedburn St Mary which has a village shop, two pubs, church, primary school, together with additional amenities including cricket pitch and tennis court. The village is itself well positioned and provides easy access to the A30, thus with a fast route into Exeter which is about eight miles away or to Okehampton about thirteen miles. The village has a strong community spirit with numerous awards and accolades having been achieved over the years, including one for Britain in Bloom and Village of the Year in 2001.
