Location
Gurney Slade is a village on the Mendips and has amenities including a village store, post office and two pubs.
Within easy driving distance are Wells, Shepton Mallet and Radstock whilst Bath and Bristol are about half an hour away. Combined they provide a wide range of commercial, sporting, social and educational facilities for most needs.
Gurney Slade is also known for its quarry which is passed by the small country lane which leads to 1 Treetops Cottages. The quarry is strictly controlled, and the present owners do not find it a nuisance of any kind. They are happy to discuss all details with interested parties

A lane runs from the village and a short drive leads off and to a pair of semi- detached cottages being nos. 1 and 2 Treetops Cottage. From this slightly elevated position are delightful views over the surrounding partly wooded countryside.
In front of the cottage is parking space for one car but there is ample other space virtually adjacent.
The cottage has been greatly improved whilst retaining period details including stonework, flagstone flooring and old pine timberwork. These now combine with a wood burning stove, double glazing, oil central heating, a fitted kitchen and 2 excellent bathrooms.
The front door opens into a small porch opening into a snug sitting room with flagstones, wood burner and the staircase to the first floor. (plus understairs cupboard).
Steps and a pine door lead into the kitchen. This has an excellent range of fitted floor and wall units, timber work surfaces, tiled cooker alcove and appliances available by negotiation.
A wide archway leads into the garden room/dining room which has windows to 3 sides plus 2 Velux roof lights which all combine to flood this great living area with sunlight.
Also on the ground floor is an excellent bathroom with limestone tiled flooring, “fired earth” wall tiles, heated towel rail, basin, loo, shower cubicle and a cast iron bath.

First floor
The staircase leads to the first floor. The main bedroom has pine floorboards and opens to a dressing room area and an en suite shower room with basin, loo and shower cubicle. There are 2 further bedrooms.

Outside.
There is a delightful garden with lots of privacy on the far side of the house. Immediately outside the garden room is a gravelled terrace screened by bamboo and trees and steps then lead up to a large lawn with a stonewall boundary.
Within the garden are a fine old apple tree, other trees and shrubs and a timber store shed.

Other points.
Freehold. Not listed.
Mains water, electricity and drainage. Oil central heating. Double glazing.
EPC Band D (56). Council Tax Band D.

Directions.
On entering the village of Gurney Slade from Shepton Mallet on the A37 just before the village store turn right into Tape Lane. Immediately continue straight across another lane and then continue for about half a mile, passing the quarry on the left.
Having passed through the quarry, keep driving (past Treetops Bungalow) and look out for a white sign ‘1 & 2 Treetops Cottages’ on your right. Please park on the road and walk up the slope to the cottage.
