The Old Rectory stands in an idyllic location on the edge of the sought after village of Welham, in the heart of the Welland Valley. International air travel is available at East Midlands, Birmingham, Stansted and Luton.

The Property
The Old Rectory is approached along a tree lined gravel driveway and stands in the lea of the village church. The situation is particularly attractive with southerly views over the garden and beyond to the paddock which in part borders the banks of the River Welland.

The house dates from the late 18th century and is Listed Grade II. It is constructed of mellow stone elevations under a blue slate roof, is arranged over two storeys and offers well-proportioned accommodation, displaying period features throughout. The reception rooms are cosy yet functional, most with dual aspect and exposed timbers; the dining room, with its inglenook fireplace, creates an intimate space for entertaining. An inner rear hallway leads to the garden with the original set of stairs leading to the first floor and glazed door offering access to the garden. The focal point in the sitting room is the stone open fireplace, and this room in turn leads to the wonderful garden room which presents a perfect space for entertaining or a tranquil retreat from which to enjoy the uninterrupted views with multiple glazed French doors leading to the formal lawned garden and west terrace.

The bedrooms are set over two floors, with the well-proportioned principal bedrooms arranged to the first floor. The superb master suite forms part of the extension and enjoys far reaching views, and a well-appointed ensuite shower room. Adjacent to the master bedroom is a dressing room with a bank of fitted wardrobes. Furthermore, to the first floor are two double bedrooms, both with field views and the characterful family bathroom with exposed brick wall and timbers. To the second floor are two quaint bedrooms with elevated views, which are served by a well-appointed shower room.

Outside
The Old Rectory is approached from the village lane via a tree lined sweeping gravelled driveway, enclosed by traditional estate fencing and bordered by box hedging. The wonderful gardens and grounds are principally to the south of the house with a formal lawn flanked by paths and mature shrub borders. To the west, and with doors from the garden room opening on to it, is a stone terrace. Continuing further south, a dry-stone wall gives access to the paddock, which has a significant tree screen, enjoying road frontage and in part, descends to the banks of the River Welland. To the east of the house is a stable block comprising three loose boxes and a tack/ feed room, with a woodstore/ workshop adjacent. The gardens and grounds in all total approximately 2 acres.
