Spacious, extended and beautifully maintained are all words that spring to mind when viewing this property.

Two hallways, one to the front and one to the rear are further complimented by a double length reception room with bay window, a lovely bright kitchen which leads into a dining room/ further reception room which, very conveniently, has double sliding doors leading onto the extensive patio and pergola.

What's more is that downstairs, by way of the extension and re-jigging the layout, also provides a guest cloakroom and the garage has been partially converted into a workshop and utility area without losing the garage door to the front of the house.

To the first floor can be found the three double bedrooms with bedroom three being the smallest but still easily accommodating a double bed. Bedroom two is currently used as a guest bedroom, has a large bay window and is south facing. Then we come to the master bedroom. A large, very comfortable space with panelling to one wall and which overlooks the garden and is afforded a lovely view over Yateley. The family bathroom is now a large shower room.

Externally this property is just as pleasing to the eye as internally. To the front you will find ample off street parking alongside a garden area. Then we come to the rear garden. This is accessed via the dining room, the rear hallway and from the rear of the workshop. There is a large patio area with an enormous hand built wooden pergola which just screams outdoor entertaining. The borders offer a range of mature plants, shrubs and the entire rear garden is securely fenced. Another major bonus is that the gardens in the area are back to back so there is little overlooking. One more thing is the decent sized Summer House which can be accessed from the patio. The pond is decorative and does not contain fish and everything is clean, neat and well thought out.

So now to the location. There are few locations in Yateley, in my opinion, that can offer such great family space in such a convenient location.

Rosary Gardens is a cul-de-sac located off Cranford Park Drive. To one end of Cranford Park you will find the primary school and to the other end just over Hall Lane you will find Yateley Green, home to the now almost infamous Gig on the Green music festival held on an annual basis. However, this location offers more. A short walk down the alleyway and you will find the medical centre, the popular Dog and Partridge pub, the chemist and the church as well as plenty of local shops and a couple of garages.

Transport links are plentiful with easy access to the M3, A30 and trains can be caught from Fleet, Winchfield or Farnborough into Waterloo.

Reading and Basingstoke are an easy drive if you are looking for major town centres although there is always the giant Marks & Spencer and Tesco Superstores a short drive down the A30 at The Meadows.

There are numerous sports clubs including a nine hole public golf course, a couple of sailing lakes nearby, acres of lovely countryside for walks as well as Bridleways for those who like to ride (there are also liveries on the outskirts). Yateley offers ample scope for people to be a part of a thriving community or just to live in an area surrounded by natural beauty.
