Situated in the popular Highwoods, to the North of Colchester, the house is within a short distance of Brinkley Grove Primary School and The Gilberd Secondary School. The A12/A120, Colchester Business park and Colchester General Hospital are all a short drive away, whilst Highwoods Country Park is just round the corner for relaxing weekend strolls or letting the kids and/or dogs have a run around.

OVERVIEW OF ACCOMMODATION

The Entrance Hall has plenty of rooms for coats and shoes, door to the Downstairs Toilet and stairs rising to the first floor with doors to the Lounge/Dining Room and Kitchen either side. The Lounge/Dining Room is an L shaped room with windows looking over and doors leading out to the Rear Garden, and a returning door into the Kitchen. There is also a very useful understairs storage cupboard. The Kitchen isn't the newest but is perfectly clean and useable with a range of matching wall and base units with worktops over, a fitted oven and fitted gas hob. From the Kitchen there is a door into the Utility Room where the matching cabinets are carried through, with another sink, space for a washing machine and door to the side. Simply changing the cabinet doors could breathe a whole new life into both these rooms. 

On the first floor are of course the three Bedrooms and Family Bathroom. Bedrooms One and Two are both front facing doubles, with Bedroom One having an En-Suite Shower Room. Bedroom Three is a small double or good sized single which overlooks the garden, as does the Family Bathroom which has a three piece suite.

The Rear Garden has a patio seating area immediately outside the house, with the remainder being laid to lawn and is enclosed by panel fencing. There is a useful bit of side space, currently housing a shed with a side gate meaning you don't have to bring a muddy child or dog through the house and could go straight into the Utility Room. This space to the side could also be used to extend the house, subject to obtaining the necessary permissions which you must make your own investigations into.

Parking is available via the driveway to the front of the house and detached garage.

All in all we think this would make a great home for someone looking to bring up their family who is happy to do a bit of cosmetic work.
