Description
Standing in almost half an acre of private mature gardens with offering almost 5200 sq ft of living accommodation over three levels, ground, first and second floor plus a further 700 sq fit of double garage with ancillary room/ hobby room above.
Situated on one of the area’s most sought after and prestigious roads, Theobald Road is a private no through road, which can only be accessed through York Drive, another private road adjacent to Bowdon Cricket club off South Downs Road.
The current owners have resided in this property for over 35 years. In 2007 the property was demolished and rebuilt increasing the overall size and specification and is beautifully presented.
However, as is often the case when a house has been in the same ownership for multiple decades, trends change, the incoming purchaser may wish to carry out a refurbishment of the property to improve and modernise the house to their own specification. This has been taken into consideration when valuing the property.
A newly refurbished property of this size, standing in half an acre of grounds on York Drive / Theobald Road is likely to be worth £4m to £5m depending on the specification. The availability of Sleepy foot at £2.85m therefore represents excellent value.
This is a fantastic opportunity for the incoming purchaser to undertake works to their own specification, sound in the knowledge that any improvements will unlock the value potential and the likely costs will be more than recouped.
This is a refurbishment opportunity well worthy of careful consideration. For your personal appointment to view contact the Carter Groves Team on or if you’d like a confidential conversation to discuss the property and its potential in more detail, feel free to call Michael Groves in confidence on at any time.
