If you want to be close to Molds vibrant Town Centre and its vast array of shops, restaurants, pubs and wine bars and let's not forget some great schools, gyms, hairdressers and Estate Agent.....then keep reading, because this house just keeps on giving.
Look, I'll be honest from the start, unusual I know for an Estate Agent, but Berry and George like to get off on the right foot. This home could do with some TLC....the owner, she's lovely but just having a bit of a hard time at the moment. So the love for this house has taken second place, she's taking first place and the house needs to go......now with that said, it only needs basic things, an en-suite to be fitted, a coat of paint and just a general bit of TLC.....but wait until you see what you get!
As we pull up outside No.46, you have no idea just what you're going to get with this home. The front garden is huge, much bigger than you think. It's an impressive detached house with a massive internal double garage and loads of off-road parking for a few vehicles. The front garden is so big, you could create much more parking if you hardcore it.
Step through the front door and enter a long hallway with light wood effect laminate flooring. This helps keep the entrance hallway bright as does the part glass panels in the front door.
The first door we come to is the very handy downstairs cloakroom. Once you have one of these you'll never be without, and this one is no exception. Slightly dated yes, perfectly workable, it does what it says on the tin! It's kept nice and light in here thanks to the frosted window above the toilet.
Back to the hallway, past the stairs and there's a vast void beneath that's crying out for a bespoke shoe/coat cupboard to be made, it would make a perfect place for that.
Opposite this void is a door into the lounge. This is no ordinary lounge, it's a massive lounge capable of taking some huge settees and other furniture without ever filling it. A large bay window sits at the far and provides views over the front garden while offering an even larger sense of space....like it needs it in here!
At the end of the corridor we come to a hammer head, turn right for the kitchen / breakfast room or left for the dining room and office/games/play room - so let's turn left.
The first door on our right opens into the office / games / play / nursery / even bedroom 5. What you call it will be up to you, but, like the rest of this home, it's a good size. A large window offers views over the rear garden and keeps it nice and light.
The room next to this is the dining room. You could open these two rooms up and also join the kitchen altogether - I hear it has been done in other homes, but you will need to consult a professional builder before undertaking this work. This would create a mega space for entertaining millions of friends and family - yes, it would be a big room!
But for now, the lounge is still a generous sized room, easily capable of taking a very large dining table and chairs. At the other end of the room are double patio doors leading us to the outside, for when the party spills out there....but more of that later!
Back through the hallway and opposite the dining room sits the kitchen / breakfast room.
Again, another impressive room, large enough to fit another table and chairs in, without feeling cramped. The kitchen is a little dated but perfectly functionable, I think if you had the doors sprayed and just changed the work-tops, you'd feel like you had a new kitchen and not for a great expense - I can recommend a couple of people to give you quotes. Another large window by the sink offers views over the rear garden, as does a door a bit further down give you access to it.
Stepping outside onto the lovely block paved patio area, it's an ideal space for summer BBQ'ing and placing large patio furniture or even a hot tub! A large area of grass sits waiting for a use and further around at the far end, is an even larger area of rubber, normally found on a playground around the swings. This extends all the way to the front and I have yet to find out why - but all I know is, it's a huge area that you can use for, as you like. Boardered by a large fence with huge hedges behind, it's very, very private in here!
Through the back door and into the kitchen again, straight ahead of us is the sectioned off utility room.
This again is a large room with floor mounted storage units with handy works surfaces above, a useful second sink, the boiler and a void for a large fridge / freezer. A door opens up into the humungous integral double garage.
This garage could be converted, if you get the relevant planning permission, into more living accommodation for the family, even a handy annex for an elderly relative or youngster wanting independence, but who still needs an eye keeping on them! It also means you don't have to splash out on a deposit for a new home, money better spent on your own home I say!
Heading upstairs now and we come to a large landing. Doors open to all of the four bedrooms and the family bathroom.
The main bedroom is capable of taking a king size bed and bigger, while still providing space for other bedroom furniture. On one wall are fitted wardrobes that, if you can fill with that many clothes, I think you need therapy! A large window offers views over your generous grounds.
There is an en-suite, although it doesn't have any fittings at the moment, there is a long story but we'll talk about that when you come and see it. The important things is, it's a good size and has plumbing for all of the usual suspects that you'd expect to find in there.
All of the other three bedrooms are double bedrooms, or very generous singles depending on how you want to arrange them. If you look at the photos, even the smallest room can squeeze a double bed and wardrobe in.
The family bathroom is a good size, contains all you'd expect to find in here: a panelled bath with electric power shower above and glass screen protector, a pedestal wash hand basin and of course let's not forget the obligatory toilet. A frosted glass window keeps the light levels high and stops any prying eyes from looking in - not that it's that kind of area.
Yes it could do with some TLC and updating, but like the present owner, you can live very happily in here as is, but imagine what it will be like once you get it just the way you want it! You'll have a mega family home that can adapt as you grow and circumstances change over time - this really could be your forever home.....and there aren't many home like this, that you an say that about.

All in all this is a home that is forever, and I mean that. You can grow into it, you can adapt it, you can extend it, you can turn part into an annex for when you retire and the kids take it over. You know, when they come to look after you in your old age! With four good bedrooms, three reception rooms, a large kitchen / breakfast room and with a utility room next door - which could be integrated into the kitchen if you really need more space, a huge integral double garage which again could be utilised into more living accommodation, or if you like tinkering with cars is ideal, sitting on a very generous sized corner plot....yes it could do with some alterations, but when you look at the price and look at the location, there is nothing to quibble about - walking distance to a great school, central to Mold with all its amenities.......hang on a minute, I should be buying this!!!!
