Description

A32588CEL64 - ...

Built the 18th century, this charming Béarnaise villa of 315m² is in the centre of a small village not far from the Béarnaise towns of Salies-de-Béarn and Sauveterre-de-Béarn. The coastal resorts of Biarritz, Hossegor and St-Jean-de-Luz are about 50 minutes away; ski resorts in the Pyrénées are 75 - 90 minutes away.

Set in wooded grounds of 2,500m², the villa also has a garage with an adjoining workshop, a wooden garden shed ideal for bicycles, a woodshed and an open-sided outbuilding with a covered terrace area for dining alfresco. In addition, there is a large vegetable garden with a greenhouse and ample flat land for a swimming pool (permission required), a summer kitchen/barbecue area, a children's play area, a boules piste...

The front door of the villa opens into an entrance hall, which then leads into a beautiful sitting room with a huge open fireplace and a wooden staircase up to the first floor. Beyond the sitting room is a lovely kitchen with an informal sitting area/dining area and a wood-burning stove. The kitchen also has an adjoining "arrière-cuisine", which leads into a huge conservatory of 42m² overlooking the garden.

Also on the ground floor is a bedroom, which could be used as a formal dining room, an office, a television room... along with a dressing room, which could be used as a bedroom to create a master-bedroom suite, since this room has a luxurious adjoining bathroom (bath and shower) and separate WC. This room also has a door out to the garden, so could be used as an office or a consulting room for receiving clients, since it has its own private entrance. There are also two more WCs and a utility room on the ground floor.

The staircase in the sitting room leads up to the first floor rooms, some of which have sloping ceilings. The first floor comprises a bedroom with an en suite bathroom, four further bedrooms (one of which is currently being used as a television room) and a family bathroom. One or more of the bedrooms would be ideal for accommodating B&B guests or for using as an office, a games room, a home cinema...

This delightful villa is located in a small, rural village in the beautiful Béarn in south-west France. The village has a primary school and a bistro - and fresh baguettes from a local boulangerie can be delivered to your door every day!

The nearby towns of Salies-de-Béarn and Sauveterre-de-Béarn are 10 - 15 minutes away, where you will find a good choice of shops and amenities. Salies-de-Béarn also has a golf course, a casino and healing thermal spas. Beach resorts on the Côte Basque and the Landes are about 50 minutes away; ski resorts in the Pyrénées are 75 - 90 minutes away.

Salies-de-Béarn has excellent shops, restaurants and amenities, along with a farmers' market every Thursday and Saturday. The town is famous for its healing thermal spas, casino and golf course, making it a very popular destination for holidaymakers and "curistes" throughout the year!

The Landaise riverside town of Peyrehorade and the Basque town of Bidache are both 20 minutes away. Bidache has a boulangerie, a supermarket, bars and restaurants, an outdoor swimming pool and regular buses to Bayonne, St-Palais and Mauléon-Licharre. The town is famous for its huge 12th-century château, which has been ravaged by fire... twice! Partially restored and classified as a "Monument Historique", you can now explore the ruined buildings and enjoy views of the surrounding countryside from its hilltop position.

This part of south-west France is very popular with tourists all year round, thanks to its proximity to the mountains and the sea, as well as its lush river valleys, picturesque Jurançon vineyards and healing thermal spas. The area is perfect for those who love hiking, mountain-biking, white-water rafting and skiing - or if you prefer beach-based activities, the famous resorts of Biarritz and St-Jean-de-Luz are just 50 minutes away...

About Leggett Immobilier, France

La Maison du Chapitre, 24340 La Rochebeaucourt, France

Leggett Immobilier is a family business that was started 20 years ago and founded on the genuine belief that French estate agency could be done better – today this still holds true. Indeed, this belief was validated last year when we were crowned "Best Estate Agency in France" at a prestigious awards ceremony in London.

All of our agents live and work in France and have excellent local knowledge, covering both their area and local property prices. Clients are given a single point of contact who is dedicated to helping them make the right decision and to be by their side throughout the purchase process. Our in-house contracts team are experienced in dealing with local notaires and have overseen the purchase of over €1bn of French property - they will ensure that the sale progresses smoothly and our fully bilingual team will guide you through all legal documentation.

With over 600 agents spread across the country we like to think that we are now the leading international estate agency in France, last year around one in ten of all UK buyers of French property trusted us to help them. However, the company’s size and success has not altered the fact that we are a family business who pride ourselves on professionalism and friendliness.

Local knowledge is invaluable when buying in a foreign country. Leggett provides this knowledge - nearly all of our agents have lived through a move themselves and have been trained to deal with any issue or question that might arise. This training includes a three day, residential, course, further "advanced" training and access to our head office team who keep abreast of all changes in French property law and legislation.

It is this, unique, “hand-holding” approach that has helped build the foundations of our company. No other agency in France takes such care of a client before, during and after a property is purchased.

The system for buying a property in France can be complex but is regarded as being one of the safest in the world – the French like "red tape" but not much surprises us now.

With over 20 years of experience, we have the knowledge to aid with legal matters, help with finance, and even ensure that you have all the essential services connected when you make the move to your new home.

Leggett Immobilier - local knowledge you can trust.
