Description
The house is set well back from the asphalt road, in 6,000 m².
The total area of the house, excluding the wide verandas, is 250 m².
It is on two floors, the upper floor is 120 m² and the lower floor is 130 m².
The house was built in 1996. It has a structure of reinforced concrete, built to be as fully resistant to earthquakes as possible. The two floors and the roof space are separated by reinforced concrete slabs. The roof space, accessible via a hatch in the upper hallway, is insulated by two layers of rock-wool. That is very effective in keeping the house cool in summer and warm in winter. The tiled roof is set on robust rafters and beams.
From the patio area at the front of the house, one ascends to the upper floor either by the double- stairway to the veranda or by the internal staircase from the lower floor. The- upper floor consists of an open-plan sitting-dining room, semi-open-plan with the large kitchen. There are three bedrooms, along with a bathroom, a cloakroom/t0ilet, and a rear hallway that also acts as a utility room. All the floors are marble.
The sitting-dining room has patio doors leading to the verandas. It has a wood burning stove, with a feature marble and granite surround and, outside, a splendid chimney surmounted by a vintage English chimney pot.
The kitchen is well equipped with work surfaces, cupboards, drawers and storage space, and ample room for the kitchen table and chairs. The equipment includes an eye-level dual oven and grill, a separate hob with extractor above and a separate modern microwave. There is a modem fridge freezer and a modem dishwasher. The hall/utility contains a washing machine, which, whilst old, works admirably.
Two of the three bedrooms on the upper floor are double and one is single. The two double bedrooms have fitted wardrobes and patio doors leading directly to the veranda at the front of the house. The bathroom on that floor was recently re-tiled and re-equipped with modem facilities, consisting of a washbasin, toilet and bath with shower over.
The lower floor, accessed by a stairway from the hall in the upper floor or by its own door to the patio area in the front of the house, is an open plan sitting-dining area, with space for beds, with a kitchenette, and a large modem bathroom, all floored with modem tiles. The bathroom, equipped quite recently, has a toilet, washbasin, bath and a separate shower. There is also plenty of room in the bathroom, in a separate area with plumbing and electricity, for a washing machine, should one wish to install one there.
In addition, on the lower floor, there is an attached garage and a separate workshop/storage area of about 40 square meters currently containing many valuable tools, power tools and gardening equipment.
Across the entire front of the house, which faces west, there is a 3m wide covered veranda on the upper floor and an extensive patio at the level of the lower floor. There is a 3m covered veranda at the back of the house.
The house is fully air-conditioned, on both floors.
All the windows are double-glazed, with aluminum shutters, and they all have fly-screens. There are also fly-screens at all the external doors. The upper floor is also piped for central heating, along with the electrical connections for a boiler and pump, should one decide to install it, but the heating supplied in the winter by the wood burner and the air-conditioning units is such that the present owners have never felt it is necessary to install oil burning central heating. Hot water is supplied by a solar unit or by an electric immersion heater.
Whilst the house is wired to German standards, most of the electrical sockets on the upper floor are UK standard, which has the advantage that all the sockets have switches and the plugs are fused, adding extra safety to the system. Numerous UK to German standard socket adapters -which are readily obtainable should more be required- will be left with the house. The electrical system has also been equipped with surge protectors to avoid any overload if there is lightning.
The house is set well back from the road, behind a stone wall surmounted by a wrought iron fence and is approached via a wrought iron gate by a long concrete driveway. There is also vehicular access to the back of the house, from an agricultural road.
The garden contains some 65 olive trees, walnuts, figs, almonds, oranges and so forth. The garden, which is surrounded by a 2m high chain-link fence, slopes away from the front of the house so that there is a peaceful view of the valley to the west.
The house is fully furnished, on both the upper and lower floors. Whilst some of the furniture is old and outdated, much of it is of very good quality. In addition, the storeroom/workshop contains a valuable set of tools and gardening equipment.
The sellers would prefer the house to be sold as it is, with most of the furniture and tools, so that the buyers could simply move straight in.
Kallithea is a pleasant agricultural village of about 1000 inhabitants, set some 250m above- sea level. It has two cafeteria-general stores, one of which will deliver delicious meals of souvlaki, giros, etc. and two more cafeterias. It also has an excellent pharmacy. The village is thus self-contained for normal, everyday requirements.
The house is equipped with a satellite dish with two LNBs, which can receive from Astra and Hotbird, though the present owners find it easier to receive Greek, English or other countries' television by streaming over the internet. The broadband service connected to the house is very satisfactory for all purposes including streaming. In addition, there is a desk on the lower floor with a desktop computer (running Linux but could easily be changed to running Windows) and a printer, which can be left if required by the new owners.
Pylos is readily accessible, being about 12 km via a good road, and the village has equally good access to Methoni and Finikounda, and the amazing sandy beaches. It is also a very pleasant drive over the road heading east to Logga and to Agios Andreas on the east coast of the Messinian peninsula. There is also a bus service running to Pylos.
The area:
Pylos, 12 km - 15 minutes' drive, is the main town of the area and is home to Navarino Bay, one of the largest natural ports in Europe. Amphitheatrically built, Pylos is renowned as one of the most picturesque towns not only in the region but across the entire Peloponnese.
At the heart of the town lies a charming central square, shaded by ancient platanus trees. This vibrant space hosts a variety of excellent food and beverage establishments, frequented by both local residents and international visitors, including those staying at the nearby luxurious five-star resorts and playing at the signature golf courses.
The area of Pylos has four impressive signature golf courses and the nearest one is 10 km - 15 minutes' drive away from the property.
Gialova, 18 km - 22 minutes' drive, one of the fastest-growing tourist destinations in Greece, has become a hub of significant investment interest. This picturesque coastal settlement is renowned for its high-quality beachfront restaurants, some of which are housed in charming, historic stone warehouses. Visitors can also enjoy a variety of coffee shops, bars, retail stores
Methoni, 13 km - 16 minutes' drive, is a charming and well-preserved traditional town, protected by the Greek Archaeological Service. It is renowned for its impressive Venetian castle, offering breathtaking sunset views and easy access to beautiful beaches and the harbor. The town features a picturesque central square, complemented by a vibrant seaside area where traditional and modern restaurants serve fresh fish and other Mediterranean delicacies. Methoni is also well-equipped with supermarkets, a pharmacy, a dentist and other medical facilities.
Finikounda, 14km - 18 minutes by car, a coastal village, which has developed into one of the most beautiful summer resorts of the southern Peloponnese, is surrounded by long sandy beaches with crystal clear waters, where you can enjoy water sports as well. The village has a very pretty harbor for traditional fishing boats and recreational boats. There are also beachfront cafeterias, several traditional restaurants, where you can enjoy, among other, fresh fish and delicious dishes of the Messinian kitchen. Additionally, in Finikounda you can find supermarkets, ATM machines, local butcher shops, groceries, many tourist shops and pharmacy.
Kalamata, 52km - 60 minutes' drive, serves as the administrative capital of the region, boasting an International Airport (KLX, 43 km - 50 minutes' drive) and a modern Public Hospital. The city features a bustling port, a large yachting marina, and convenient motorway access to Athens.
In recent years, the city center has undergone significant regeneration, transforming it into a vibrant hub with a diverse array of shopping, dining, and leisure options along its main boulevard. Kalamata offers a wider variety of shops, including designer boutiques and internationally recognized brands.
The town's cultural and historical significance further adds to its appeal.
The only reason for the sale is that the elderly couple, who have loved and enjoyed the property ever since it was built, but are now willing to sell the property, are becoming too old and frail to be able to travel.
