Noel Terrace, Forest Hill, SE23

Description

Supersized and sensitively-renovated pad of 1340 square feet, on the third (top) floor of a very-Victorian purpose-built apartment block.

In current set-up, you have three double bedrooms and three reception spaces, but it is all very flexible: one could easily divide off the current double-reception room, and in doing so create a four bedroom flat.

The location is a tucked-away spot, just a four minute walk from Forest Hill Station (Fare Zone 3) and delightful town centre, close to really good schools.

Two communal stairwells accessed from main doors at the front and rear of the building provide two access points to the apartment (which was once two properties).

Open your own front door and from the hall, first on your left, you have your formal double reception - more commonly seen in a house. Taken as a whole, this measures over 22 feet by over 13 feet. The double-aspect ensures great light. Windows are smart double-glazed sashes, as throughout the property. Beautiful engineered wooden flooring impresses, as does built-in bookshelving to three alcoves.

Next up is your generous open-plan kitchen/diner, which runs 28 feet by over 11 feet. Again, a dual-aspect is the order of the day. The modern fitted kitchen has slick dark grey gloss fitted units, and integrated appliances (which are included in the sale).

Head back to the hall for your opening to the east wing! First find two big double bedrooms - of over 13 feet by over 11 feet, and over 13 feet by over 10. The larger of the two has fab far-reaching views south.

Then from the corridor you have a plumbed utility cupboard, and your smart sash-windowed shower room sits next door (traditional-style sanitary ware and fittings feat. here).

Next door to this is an additional bonus w.c. (super handy for when the shower room is occupied), then finally, you have bedroom three: a double-aspect double, of over 16 feet by over 11 feet.

What a find, and what a spot! A massive period home which future-proofs so many scenarios, and which represents serious bang for your buck, in a great location which puts you close to Forest Hill's pool/gym and Victorian public library, and to all the town centre's shops, restaurants, cafes, pubs and services.

Locally, you have loads of green space to explore and enjoy: examples are Horniman Gardens, One Tree Hill, Mayow Park, Sydenham Woods, Dacres' Wood and Devonshire Road nature reserves, plus Albion Millennium Green.

Forest Hill has a buzzy, friendly, and easy to navigate centre, with a large Sainsbury's store and plenty of pleasing independent offerings besides; including a brilliant free range butcher (Henwen's) and multiple cute cafes/coffee shops - we particularly rate St David Coffee House. The Sylvan Post is one of a handful of strong 'locals' - a quirky real ale place with good food in an old Post Office building. We like Big Cheeks for Thai and Bona for pizza. Up on Kirkdale, we like The Moustache cafe/bar.

Your neighbouring walkable town centres are Sydenham, Honor Oak and East Dulwich. Bus or cycle to Peckham, Camberwell and beyond.
