Description
Description
An attractive Grade II listed former mill house, dating back to the 17th century with later alterations, set in a charming semi-rural location within the village of Woodham Mortimer, approximately two miles from the historic town of Maldon.
Old Mill House retains many fine period features characteristic of its era and is beautifully presented. The property offers light-filled rooms and flexible accommodation, including four bedrooms, with a total internal area of approximately 3,290 sq ft (305 sq m).
Externally, the house is complemented by a five-bay garage and workshop, set within 5.4 acres of gardens and grounds, with an additional 18.3 acres available by separate negotiation.
The property is entered via a welcoming entrance lobby, with stairs leading to the first floor. A door opens into a delightful entrance hall, featuring an inset log burner set within a red-brick fireplace. The charming sitting room and study boast exposed timbers and offer lovely views over the rear garden and grounds beyond. A sitting/dining room, added to the rear of the house, is a light-filled dual-aspect space that opens into a farmhouse-style kitchen/breakfast room, fitted with a range of wooden units and space for appliances. An inner lobby provides access to the garden and leads to a utility room, a breakfast room and a stunning oak-framed, vaulted circular sun room.
On the first floor, the landing leads to the principal bedroom, which benefits from a dressing room. There is also a spacious family bathroom and two additional bedrooms. A secondary bathroom serves the remaining first-floor accommodation, along with a second staircase accessed from the snug leading to a guest bedroom.
Outside
Old Mill House is set back from its country lane, framed by an attractive red-brick retaining wall and approached via a sweeping driveway leading to a five-bay garage block with an adjoining workshop. The immediate gardens, thoughtfully planted with a variety of shrubs and trees, create a sense of seclusion. A terraced seating area extends from the rear of the house, while the remainder of the gently sloping grounds lie to the east. The total plot spans about 5.4 acres, with an additional 18.3 acres available by separate negotiation.

Woodham Mortimer is a small village between Danbury and Maldon and is mentioned in the Domesday Book. The name is derived from the Old English meaning ‘village in the wood’ but at the time of the Norman Conquest the parish was known as ‘Little Woodham’. The village has a local pub (The Hurdlemakers Arms), the parish church of St Margaret, a driving range, a village hall and a cricket club.
The nearby town of Maldon is a charming settlement on the River Blackwater which dates back to the Anglo Saxon times and is famous amongst other things for its sea salt and the traditional Thames sailing barges that use Maldon as their home port. The picturesque village of Danbury also has a good choice of shops, amenities and two preparatory schools (Heathcote and Elm Green). Woodham Mortimer is also seven miles due east of the city of Chelmsford and its excellent choice of facilities, which include two outstanding grammar schools, a bustling shopping centre, a station on the main line to London Liverpool Street and access onto the A12.
