Subsequent renovations have incorporated innovative building techniques, such as the use of hemp insulation and large windows. The most recent update was completed in 2020. Additionally, the former horse stable, built in wood in 1997, was converted into charming apartments for agritourism in 2010, with the latest improvements made in 2024.

Our agriturismo boasts a photovoltaic system installed in late 2012, featuring innovative SUNPOWER panels that generate approximately 10 kW/P. Solar panels, installed in 2003 for the main house and updated in 2019 for the cottage, provide hot water throughout the estate.This property benefits from remarkably economical heating and electricity costs. In 2023, the annual electricity bill was €4,103, and the GPL bill was €2,950. Additionally, the GSE return was approximately €6,200.

Accommodations and Amenities

The main farmhouse is equipped with modern heating and cooling systems, including two main heat pumps and additional secondary units. Radiators connected to an air-water heat pump ensure a cozy atmosphere, while the kitchen is fitted with an air-air heat pump. Each bedroom features cooling systems with heat pump splits, and ceiling fans are installed in two bedrooms and the first-floor living room.

The cottage, renovated for agritourism, has an innovative construction with steel columns and frames, natural organic insulations, and Knauf Aquapanel Outdoor panels. It is heated with GPL radiators and a split heat pump system.

The caretaker's apartment is similarly equipped with GPL radiators and a cooling split in the bedroom, with provisions for additional splits in the kitchen/living room.

Picturesque Grounds and Outdoor Features

The estate includes two productive olive groves with around 320 trees, expansive pasture and cereal fields, and a variety of mature trees and flowering plants. Our two swimming pools are maintained with sand filters and chlorinated using an automatic computerized system.

For outdoor enjoyment, the BBQ area is equipped with a gas stove, gas oven, wood or charcoal BBQ with steel plates, and a sink with potable water, all crafted in corten steel.

Certifications and Utility Systems

All installations are certified, with heating and electrical systems upgraded post-1990. Potable water is supplied by Umbra Acque, and irrigation water is sourced from a private well, stored in two 20,000-liter tanks that also collect rainwater.

Parking and Accessibility

Our agriturismo offers three parking areas, including covered spaces for multiple vehicles, ensuring convenient access for all guests. The estate is securely enclosed with automatic gates, equipped with BTicino video intercoms linked to mobile phones.
