Nestled in the lush, verdant landscape of Umbria, our agriturismo offers an enchanting retreat steeped in history and natural beauty. The origins of the farmhouse are shrouded in mystery, with its construction date uncertain. However, a brick discovered during renovations, dated 1767, hints at its long-standing heritage.

Originally part of a vast agricultural property owned by various noble families, the farmhouse is situated within the ancient domains of the San Quirico Abbey. This abbey, just 1 km away, dates back to the 10th century. It is first mentioned in a papal diploma issued by Pope Urban III in 1185, which references the Monasterium Sancti Quirici of Bettona.

Main Farmhouse

The principal farmhouse exudes elegance and spaciousness, offering an expansive layout ideal for both relaxation and entertainment. The house comprises:

• An indipendent house keeper apartment with an entrance, living room, kitchen, master bedroom, and bathroom.
• The farmhouse features a large living room, a spacious open-plan kitchen with a dining area, a bedroom/study, and another master bedroom with exclusive views of the Umbrian hills.
• The upper floor includes an entrance into a large living room, a spacious open-plan kitchen, two bedrooms, one of which has a private bathroom.

Cottage

Currently inhabited by the owner, the cozy cottage provides a warm and inviting atmosphere and is divided into two separate apartments, each with an independent entrance, perfect for guests. Each guest apartment includes:

• An entrance, kitchen, bathroom, and a spacious bedroom with views of the vineyards.

The portion inhabited by the owner includes:

• An entrance, kitchen with a large window offering breathtaking views of the surrounding greenery, and a mezzanine ideal for a relaxation area.
• A dining room with a mezzanine used as a study.
• A charming sitting room with a large sofa and TV, also featuring a mezzanine used as a study.
• A bathroom and a spacious master bedroom with stunning views of the surrounding hills, an en-suite bathroom, and a mezzanine serving as a walk-in closet.

Renovations and Modern Comforts

The farmhouse underwent significant restoration in 1993-1994, with a complete reconstruction that adhered to the original layout and foundations. This renovation included the rebuilding of entire sections and the installation of an earthquake-resistant roof. The first-floor ceiling was hollowed out and lightened to preserve the beautiful beamed ceilings on the ground floor. Oak beams were inspected and replaced where necessary, with reusable materials like stone, wood, and bricks being carefully conserved.

Subsequent renovations have incorporated innovative building techniques, such as the use of hemp insulation and large windows. The most recent update was completed in 2020. Additionally, the former horse stable, built in wood in 1997, was converted into charming apartments for agritourism in 2010, with the latest improvements made in 2024.

Eco-Friendly and Sustainable Features

Our agriturismo boasts a photovoltaic system installed in late 2012, featuring innovative SUNPOWER panels that generate approximately 10 kW/P. Solar panels, installed in 2003 for the main house and updated in 2019 for the cottage, provide hot water throughout the estate.This property benefits from remarkably economical heating and electricity costs. In 2023, the annual electricity bill was €4,103, and the GPL bill was €2,950. Additionally, the GSE return was approximately €6,200.

Accommodations and Amenities

The main farmhouse is equipped with modern heating and cooling systems, including two main heat pumps and additional secondary units. Radiators connected to an air-water heat pump ensure a cozy atmosphere, while the kitchen is fitted with an air-air heat pump. Each bedroom features cooling systems with heat pump splits, and ceiling fans are installed in two bedrooms and the first-floor living room.

The cottage, renovated for agritourism, has an innovative construction with steel columns and frames, natural organic insulations, and Knauf Aquapanel Outdoor panels. It is heated with GPL radiators and a split heat pump system.

The caretaker's apartment is similarly equipped with GPL radiators and a cooling split in the bedroom, with provisions for additional splits in the kitchen/living room.

Picturesque Grounds and Outdoor Features

The estate includes two productive olive groves with around 320 trees, expansive pasture and cereal fields, and a variety of mature trees and flowering plants. Our two swimming pools are maintained with sand filters and chlorinated using an automatic computerized system.

For outdoor enjoyment, the BBQ area is equipped with a gas stove, gas oven, wood or charcoal BBQ with steel plates, and a sink with potable water, all crafted in corten steel.

Certifications and Utility Systems

All installations are certified, with heating and electrical systems upgraded post-1990. Potable water is supplied by Umbra Acque, and irrigation water is sourced from a private well, stored in two 20,000-liter tanks that also collect rainwater.

Parking and Accessibility

Our agriturismo offers three parking areas, including covered spaces for multiple vehicles, ensuring convenient access for all guests. The estate is securely enclosed with automatic gates, equipped with BTicino video intercoms linked to mobile phones.
