The Property
Garden House is a portion of a large Victorian house which was divided into three dwellings in 1969 – 1970. The property enjoys a southerly aspect and contains many period features including generous room sizes with high ceilings, ornate cornicing and sash windows.
All of the reception rooms are of a good size and have large windows which all enjoy views to the garden. The drawing room has a fireplace and two sets of glazed doors leading onto the south facing terrace. There is a large, light garden room with tiled floor, underfloor heating and doors to the terrace. The kitchen has a range of base and wall units, integrated electric oven and gas hob. The good-sized dining room (currently used as a playroom) leads from the kitchen and again has glazed doors on to the terrace.
There is a downstairs shower room/potential utility. Stairs lead from the hallway with built in book cases to the spacious landing with study area.
The main bedroom has large sash windows overlooking the garden and built in wardrobes, the guest bedroom has shower room ensuite and built in storage and there is a further single bedroom and a family bathroom.
There is further potential to convert the loft subject to the usual planning consents.
The drive at the front of the house has off street parking for two cars as well as a single garage.
An impressive rose and jasmine adorn the façade of the house and the mature garden is stocked with a variety of established plants and flower beds.
The Location
Garden House is situated on the edge of Midhurst, but within walking distance of the town. Midhurst provides for most every day needs including two supermarkets, a hotel, The Grange leisure centre, a primary school and Midhurst Rother College.
The town of Guildford in Surrey and the Cathedral city of Chichester, both with renowned Theatres, are within easy reach and provide more extensive shopping and leisure facilities. The A3 provides fast access to London, the motorway network, Gatwick, Heathrow and Southampton airports.
There are excellent recreational facilities in the area, with polo at Cowdray Park, racing at Goodwood and Fontwell, golf at Cowdray Park, Pulborough and Liphook and sailing out of Chichester Harbour and other centres along the South Coast. There is walking and riding on numerous footpaths and bridleways in the area and on the South Downs nearby.
