Description

An exemplary coastal cottage

Description

The Nest is a brilliant example of a coastal cottage. Pretty brick and flint, synonymous with North Norfolk, views from the cottage across to the coastline and Titchwell Nature Reserve, and perfectly presented with a thorough and complete refurbishment completed about two years ago. This combination presents a cottage that is immediately ready to enjoy, whether it be privately or to instantly start yielding an income through letting.

The works to the house were clever, making the most of the space with an easy and comfortable style. The tone is set by the impressive open plan kitchen/dining/living, a space you wouldn’t expect in a cottage of this scale. Just over 8m in length, this focal point of the cottage is as adept at hosting supper parties, as it is for simply relaxing in after exploring the coastal villages and towns. The fitted kitchen area is well arranged, with distinctive deep blue colour and breakfast bar that opens out to the dining and sitting area. The space is accentuated by the wonderful light, through the large roof lantern and the French doors, both of which drink in views of the Norfolk sky and the visiting skeins of Geese, amongst other wildlife.

Alongside the open plan living, through a wide opening, is the original cottage sitting room. This cosy and comfortable room is the perfect contrast to the contemporary kitchen space, with exposed brick and beams, and a woodburner within the original fireplace, the perfect welcome after a winters walk at the nature reserve and beach. The ground floor has underfloor heating, and a convenient ground floor WC.

The first floor was converted in its entirety to create a sumptuous bedroom suite. The bedroom is a spacious double bedroom, with good ceiling height, wardrobe and a perfectly positioned bed to wake up and take in views over the coastline. Behind the bedroom is the super-stylish shower room, contemporary in style with walk in shower, with the fresh and defined fittings softened by wood detailing, and again a room of above average scale, relative to similar cottages.

The gardens to the cottage are south-facing, looking out over uninterrupted countryside. The French doors of the house open out to a patio area, ideal for outside dining and entertaining, a real sun trap, and complete with brick built barbeque area. A raised flowerbed divides this space from the lawns, with a garden shed at the opposite end of the garden. A paved path links the house to the gravelled parking area at the back of the gardens, a godsend for this part of the county, with space for a couple of cars, or perhaps a boat.

Location

Titchwell, situated on the famous Norfolk coastline, is a charming village with direct access to the coastal lifestyle. The marshes, dunes and beaches are on your doorstep, with much of the marshes forming part of the Titchwell Marsh Nature reserve. The RSPB reserve is amongst the most renowned in the country, at home to marsh harriers, bittern, curlews, godwits and many other birds, and has a café and trails to follow. The village has the excellent Titchwell Manor, a boutique hotel and restaurant, and further hotel & restaurant at Briarfields.

The coastline as a whole offers stunning sandy beaches, the Royal West Norfolk golf club, delicatessen, village stores and popular public houses in neighbouring Thornham, together with Drove Orchards hosting a farm shop, Gurneys fish shop, and the famous Erics fish & chips, and Erics Pizza. This stretch of coastline is renowned for its superb sailing at Brancaster Staithe, bird watching at all points, with all villages connected by the coastal footpath. There is a plethora of restaurants and gastro pubs. Burnham Market about 7 miles from the house, with an array of boutique independent shops, bakery, butchers, fishmongers and restaurants including Socius and Number 29.

The local and historic market town of Kings Lynn is about 18 miles, with main line rail service to London Kings Cross.
