This Italian country estate is situated among the rolling hills between Todi and Terni and offers a beautiful and vast panoramic view of the surrounding Umbrian landscape.

The two country houses were rebuilt a few years ago and were finished in 2015. The two buildings have a full basement and each one has a garage.

The main house (approx. 498 m²) offers on the ground floor a spacious living area with fireplace and direct access to a covered terrace (portico) and to the garden, a beautiful eat-in kitchen with fireplace, also with direct access to the portico, a bedroom with en-suite bathroom and access to the garden, a guest toilet and a technical room.
Stairs lead to the upper floor with another large living area with fireplace and two bedrooms with en-suite bathrooms. A separate upstairs flat is accessible via a typical external staircase with terrace. The flat contains a kitchen-living room, a bedroom and a bathroom.
The basement, which can be reached from both inside and outside, includes several storage rooms and a garage.

The second building (approx. 266 m²) offers on the ground floor a large living area with attached eat-in kitchen, which also has direct access to a portico and to the garden, a bedroom with en-suite bathroom and a guest toilet.
The upper floor comprises two bedrooms, a shared bathroom and a loggia overlooking the truffle grove (approx. 3.4 ha), which is located behind the houses.
The basement of the second house is also accessible from inside and outside and consists of several storerooms, two bathrooms, a laundry room and a garage.

Both country houses are equipped with underfloor heating. All floors are in terracotta throughout.

The garden areas of both houses are illuminated.
The truffle grove has an annual yield of about 50 kg of black truffles.
Access to the property is via a short gravel road with an automatic gate.

The surrounding villages can be reached easily and quickly. There is an excellent restaurant at 2,5 km and the closest village with most amenities is at 6 km. Todi is about 17 km away, Acquasparta about 11 km. Thanks to the E45 motorway, the cities of Perugia (approx. 40 min) and Terni (approx. 25 min) are also only a short drive away.
