Situation

Mistletoe View is a very recent small development of new homes located towards the northern edge of Chudleigh. This spacious family home will appeal to those who want a modern, efficient property which they can move in and enjoy.

Chudleigh is a popular Devon town for good reason, with a vibrant and active community there is always something going on, and is ideally situated between the South Devon coast and the rugged hills of Dartmoor. Haldon Forest Park is also close by with miles of signed walks and cycle trails. Chudleigh benefits from a good range of independent shops plus two convenience stores, cafes, pubs, fish & chip shop, a restaurant, as well as a weekly market selling local produce. St Martin & St Mary Church is well supported and holds regular services.

There are opportunities for all types of water sports at nearby Teignmouth or Torbay, where there is also a deep water marina. The walks, pubs and Tors of Dartmoor are only a short drive away and there are several golf clubs in the area, Teign Valley, Dainton, and Teignmouth.

The local primary school is well supported and has a ‘Good’ Ofsted rating. Secondary schools are located in Kingsteignton and independent schools in Teignmouth and Stover, Newton Abbot, with Grammar Schools located in Torquay.

Chudleigh is conveniently located for commuting to Torbay, Exeter or Plymouth with easy access to the A38 and A380, dual carriageways, and also for access to the rest of the country via the M5 motorway at Exeter. There are regular local bus services and mainline rail station in Newton Abbot and Teignmouth linking to London Paddington in around 3 hours. Exeter has an airport flying to national and international destinations.

Description

This beautifully presented almost new home stands out from the others with its attractive stone clad elevations below a pitched slate roof, a large front garden pushing the house back from the road and being located on a large corner plot at the top of Mistletoe View. The house also takes in some wonderful far-reaching views over the surrounding area to the countryside beyond.

Being a recent build it is energy efficient with a B-rated EPC and also benefits for the remaining balance of the NHBC 10 year Guarantee.

The current owners have made several improvements to the property during their tenure, most notably in the garden. They’ve purchased an additional strip of land to the side of house and have had the garden completely landscaped to make the most of the space and topography. The natural stone wall between the garden and lane has been re pointed, and they have had an alarm system fitted.

Accommodation extends to a generous 144 square metres over two floors and briefly includes four double bedrooms, one with an en suite shower room, a family bathroom, Kitchen, dining room, sitting room and playroom/snug/study, and a utility/cloakroom/WC. Outside there are generous front and rear gardens. To the side of the house there is driveway parking for 3 or 4 cars and a car port.

Accommodation

A path across the front garden leads to the front door which opens to the welcoming entrance hall, in turn leading to all the ground floor rooms, and where there is a useful under stairs storage cupboard. Attractive and practical wood effect flooring has been laid throughout the ground floor, and the property has been decorated in contemporary light neutral tones throughout.

The kitchen has a comprehensive range of gloss cream storage units to either side above and below the dark grey granite effect worksurfaces. Integrated appliances include an inset 5 ring gas hob, eye level double oven & grill, dishwasher and fridge/freezer. There is plenty of light with windows to two aspects and double doors open the kitchen to the dining room which is also dual aspect and has French doors opening to the garden. From the dining room a door opens to the sitting room which can also be accessed for the hallway. Another set of French doors with glazed panels either side let the light flood in and open to the garden. There is another reception room off the hall currently in use as a play room but which would also make an ideal snug or home office. The utility room/WC provides further storage units and worktop space with an inset sink as well as space and plumbing for washing and drying machines.

Stairs from the hallway rise to the first floor landing off which are the four double bedrooms and a useful storage cupboard. The main bedroom has fitted wardrobes and an en suite shower room which is part tiled with a double shower cubicle, wash basin, WC and heated towel rail. Bedroom two has a dual aspect to the front and side. Bedroom three is a large L-shaped room, again with a dual aspect to the side and rear, and takes in the best of the far reaching views to the rear over the surrounding area to the fields and woodland beyond. Bedroom four is also a double bedroom with a similar outlook to the rear.

Outside

The generous front garden gives a good degree of separation from the road and has an attractive natural stone wall to one side with bushes along front which will mature into a hedge. A paved path runs from the driveway parking area, with space for 3-4 cars, to the front door with shrub and flower borders to either side. The generous back garden was completely landscaped by the current owners. A balcony across the rear of the house has steps down to a level area laid to lawn with a garden shed off to one side. Metal fencing runs across the end of the lawn with a gate opening to steps down to a full width paved terrace with a natural stone retaining wall. There is plenty of space here for garden furniture of various types making a great spot for BBQ’s, entertaining and alfresco dining. Most of the garden is enclosed with rendered walling, plus a one corner of wooden fencing.
