THE PROPERTY

Tenure: FREEHOLD

EPC Rating: Awaiting New Report  **  Council Tax Band: B

Introduction & Exterior

Available with No Upward Chain, this remarkable semi-detached home in Hednesford will appeal to buyers seeking a stylish home that is ready to move in. The property has been completely refurbished by the current owners, who have used all the latest trends to provide a home that will not require any modernisation for years.

The house is set back from Hill Street behind a long gravel driveway that provides off-road parking for multiple cars. Viewers will immediately note the attractive wooden facias to the way window and roof gable that match the storm canopy and new wooden front door. They will also note the brand new roof. To the left of the house entrance is a secure wooden gate that opens to the gravel side passage leading to the rear garden.

The incredible long rear garden begins with a flagstone patio that offers plenty of options for outdoor furniture to be positioned. Steps from the patio continue down to a gravel path with bark to the right and a plush lawn to the left. The path ends at a large garden allotment that reaches out to those who want to be more self-sufficient. At the far end of the garden is a wooden shed with water butt and compost bin.

Ground Floor

Immediately after entering through the main front door, viewers are brought into a lovely hallway that sets the tone for the interior. The brickwork to the left wall has been exposed and painted white to complement the fabulous tweed-style carpet on the staircase and wood-effect LVT flooring. A vertical modern radiator is installed immediately to the left to show that this home is both traditional and contemporary. From the hallway there are glass panel doors leading off to the lounge and kitchen.

The lounge is a generous reception room at the front of the house with a deep bay window. It’s worth noting that the refurbishment includes new double-glazed windows throughout the home. The chimney breast has been blocked off with power sockets installed midway up for a flat panel television to be fitted.

One of the main selling points of the home is the outstanding kitchen that has been opened up with the dining area. The kitchen suite has been fitted in two parts with the initial area within the dining room having the main cooking zone with an induction hob, fan-assisted oven and a modern overhead extractor fan. The suite features attractive grey units with solid wooden work surfaces that include a protruding breakfast bar. Sleek metro tiling has been applied to the wall splashback areas. The second area of the kitchen has a matching suite fitted into the extension with a Belfast sink and ceramic drainer. There are clear spaces left for a washing machine (with plumbing) and a fridge freezer. The dining area can easily hold an eight-seater table, if desired, to be positioned ahead of the sliding doors that open to the patio.

First Floor

Guests arrive at the bright landing owing to the large side window. Doors from here lead off to all three carpeted bedrooms and the family bathroom. There is also a hatch above to access a well-insulated loft space.

The bedrooms comprise of two generous doubles and a single bedroom that is just as well utilised as a home office for smaller families. The master bedroom at front features a continuation of the bay window from below, as well as a blocked chimney breast.

The family bathroom is absolutely stunning. The suite comprises of a bathtub with brushed gold shower fittings including a storm head, and a glass screen, a black combi-unit that includes a toilet, drawers and a ceramic sink atop, and a brushed gold heated towel radiator. This is all complemented by superb horizontal panelling around the bath and large gloss tiling to the floor and most of the remaining wall space.
