There is a large family bathroom, which has been stylishly refitted (Duravit sanitary ware and Phillip Stark fittings) and boasts a double-sized shower with glass screen, and a bath.

The loft space has been converted into a useable area, used by both the current and previous owners. However, this is not compliant as a third bedroom, as it is accessed by a retractable ladder, so we cannot describe it as such. Plans have been prepared for the creation of a fire regulation compliant staircase, and the work has been priced at £3,000. Building regulation approval will need to be obtained from the local authority to undertake the work.

The property has an unconverted basement/cellar room with excellent head height. It is currently used for storage but has the potential to be converted into an additional living room or study, again subject to obtaining the appropriate building regulation approval, which we understand will be a formality.

There is no designated off road parking. Local residents can park on Sandiway Place with a parking permit. This is convenient as there is a pathway that leads from Sandiway Place to the rear of the property. To the front of the property, there is a cobbled lane that leads to the neighbouring two properties. The current owners have informed us that, at times, they and their visitors park on this lane and there is a relaxed arrangement with the neighbours to do so; however, we have not verified this.

Immediately to the rear of the property, there is an enclosed yard with room for outdoor furniture. Beyond that, across the rear communal pathway, is a gated and enclosed paved cottage garden, which enjoys a sunny aspect.

All in all, this is a beautiful period home, well worthy of an early internal inspection.

Altrincham is a market town known for its regenerated town centre, and its famous and vibrant Stamford Quarter is a short walk away (0.5 km), as is Altrincham’s Metrolink station.
