Description

Tyning Place is an attractive terrace of eleven period cottages set in a really peaceful location in the heart of the old part of the village. They are believed to have been built c.1830's for local Quarrymen. This cottage is conveniently situated towards the middle of the terrace and benefits from additional land having been acquired over the year. This now provides the biggest plot in the terrace with vehicular access from Tyning Road and plenty of potential to develop (STPP) or to remodel.

Accommodation

You enter into a glazed porch, which is useful for coat and shoe storage and then through the front door into the hallway. The hallway provides access to the sitting room, kitchen and an understairs storage cupboard. The sitting room has a bay window to the southerly aspect front and a stone built fireplace with wood panelling. With knowledge of other cottages in this terrace this could well be covering an original Bath stone fireplace which would make a nice feature if uncovered. The kitchen is fitted with dated floor tiles, wall and floor units with worktop and inset sink. You also find a Rayburn oven and plumbing for a washing machine. A door leads you to a utility room, downstairs WC and door to the lane at the rear of the terrace. This is a useful bin storage space as it leads back to Tyning Road.

First Floor

To the first floor you find a spacious landing which gives access to all three bedrooms, shower room and WC. Bedroom is fitted with floor to ceiling storage cupboards and again here you may well uncover another Bath stone fireplace, if removed. The shower room is newly fitted with a walk-in shower and washbasin. There is a good size loft space which is accessed via a drop-down ladder and has a rooflight.

Externally

To the front of house is a small garden area where a gate leads you onto the lane of the terrace. Crossing this takes you through another gate and into the main garden. The garden is now overgrown and will need some clearing and maintenance. As you head down the garden it widens providing a space for ideas as to what could be done on or with the plot. Towards the end there is a track leading back to Tyning Road providing access to the two garages.

Combe Down sits on a level ridge approximately 1.25 mile (2 km) to the south of Bath city centre. It sits at an altitude of 500ft and hence has always been renowned for its clean air quality with many moving from the city for this reason. The village is adjoined to the north by large areas of natural woodland with public footpaths offering stunning panoramic views overlooking the city and equally gratifying views of the Cotswold (AONB) valleys to the south.
There is simply no other village like it on the outskirts of the city with such a wide range of local amenities and schooling.
