Deane is a small Hampshire village, located in an enviable rural position at the start of the river Test close to the west of Basingstoke, and close to the villages of North Waltham and Overton. Within the village is a church and a country restaurant and at North Waltham there is a highly regarded primary school along with a shop and a pub. Overton is only 2 miles away and provides more extensive facilities catering for most day-to-day requirements, with a range of shops, pubs and restaurants, a school, doctors' surgery and railway station to London (Waterloo about 55 minutes). Basingstoke offers an extensive range of leisure, recreational and educational facilities.

The approach is over a gated gravel driveway to one side of the cottage, which provides parking in front of the detached oak framed timber clad double garage which has an integral wood store/workshop, and eaves storage. There is concrete hard standing to one side.

The gardens lie the rear of the cottage and provide a charming setting, fully enclosed by a combination of hedging and fencing and backing onto open farmland. Largely level and laid primarily to lawn a Gabriel Ash cedar greenhouse and small vegetable patch provide additional interest. There are various flower and shrub beds and borders, and a significant raised terrace provides an evening sun trap with views across the fields. Tool shed.
