Description

A bright, significantly extended, four bedroom home, set at the end of a quiet cul-de-sac and within cycling/walking distance of Addenbrookes, Waitrose and the park and ride. The property has a generous, south west facing garden, a garage and off road parking. Offered with no upward chain.

The property is well maintained and beautifully kept by the current owner who has owned the house since it was new. It has also had a generous double extension added to the side of the property, to provide a second sitting room, a new principal bedroom, and a second bathroom.

Approached over a neat front garden, which is laid to lawn with a path to the front door, and there is a driveway to the side that provides parking and gives access to the garage.

To the front, there is a porch, ideal for storing coats and shoes as you go in and this opens to the entrance hall with the staircase leading up to the first floor. The kitchen is to the rear of the property and is fitted with a range of floor and wall mounted cabinets, there is a built in double oven, hob with extractor over, built in pantry, and space for a washing machine, dishwasher and under counter fridge. There is also a second built in cupboard that sits under the staircase, and a door to the rear lobby, which has the cloakroom off and a door out to the garden.

The sitting room is a lovely bright, dual aspect room with windows to the front and rear and there is an attractive fireplace. The property also has a spacious second reception room which is currently serving as a formal dining room.

On the first floor, the landing has a built in storage cupboard and an airing cupboard, and there are three very good double bedrooms and a smaller single room, with the two larger rooms having fitted wardrobes along one wall. There are two bathrooms, one with a bath, w.c., and hand-basin, and the other fitted with a shower enclosure and vanity unit, however, there is plenty of room to fit a w.c. in the shower room if required.

Outside the rear garden is south west facing and laid to lawn with colourful flower borders planted with a wide variety of shrubs and flowers. There is a small patio adjacent to the house, and a greenhouse and shed at the far end.

Agents notes:
The property also encompasses a large piece of land directly to the right hand side of the property as you look at the house from the road.
The top oven is currently not working.

Trumpington is a thriving, fast growing part of the city that still manages to retain its village identity and sense of community. It is exceptionally well located for access into the Addenbrooke's campus, out to the M11 and into the city by car, bus, guided bus, one of a few purpose-built cycle routes, or even an enthusiastic walk. The city's mainline station can be easily reached along the guided busway cycleway without having to mix with car traffic at all.

The area has three primary schools and a brand new state-of-the-art secondary school built in 2016 with excellent sporting facilities. Many of the city's finest private schools are within easy cycling distance. There are also various restaurants, pubs, shops, a post office, barber, GP surgery, pharmacy, library and community centre. There is a major Waitrose supermarket and a Sainsbury's local.

Trumpington Meadows nature reserve links Trumpington through to Byron's Pool and Grantchester and there is a second country park between Trumpington and the Addenbrooke's campus. Various bridleways and footpaths lead immediately out into the countryside towards Harston, Haslingfield, Barton and Grantchester.

About Cooke Curtis & Co, Cambridge

40 High Street, Trumpington, Cambridge, CB2 9LS
Industry affiliations:

Cooke Curtis and Co. have been Cambridge's thinkingest estate agents since 2015.

We're warm, we're bright, we're experienced, we're calm and considered under pressure, we're masterful marketeers and we're entirely devoted to giving our clients the very best we can.

And our best is demonstrably pretty exceptional. Witness our glowing (genuine, not paid for - watch out for that) online reviews and the industry awards and plaudits we can't stop winning (including Best Single Office Estate Agency in the whole of Great Britain from The Best Estate Agent Guide 2022 - beat that).

The people of Cambridge who have embraced us and shared in our success have done so not because we're the cheapest or the most ruthless, but because we always work enormously hard to achieve the best results for all our clients and we do so without compromising our ethos of being fair, honest and kind. Don't get us wrong, we're here to sell and let as many properties as we can, that kind of drive is exactly what you need from an estate agent, but we manage to do it without forgetting to make our parents proud of our methods as well as our results.

If we sound like your kind of people, you're probably our kind of person too. Let's work together.
