IF YOU LIVED HERE…
Upon entering the internal porch, a built-in cupboard provides convenient storage for coats and shoes. The wide hallway immediately impresses with its gorgeous Herringbone flooring, which extends across most of the ground floor, adding warmth and character.
The kitchen maximises space with a bay window and breakfast bar—ideal for casual dining. Built-in cabinetry and overhead cupboards ensure practical storage. The reception room offers ample space for dining while maintaining a clear distinction from the lounge. French doors open onto the garden, filling the room with natural light, while period details like a ceiling rose and coving add charm.
The generous garden features a paved area leading to a long stretch of lawn, with a path guiding you to the garden room. Framed by a neat flower bed, this sun-filled space is perfect for entertaining or unwinding. Fully wired with large windows, the garden room offers versatility as a studio, home office, or occasional guest room, with a paved area in front for additional seating.
Upstairs, the staircase is fitted with soft carpeting, leading to the bedrooms and family bathroom. The main bedroom at the front benefits from two windows and built-in wardrobes, while the two rear bedrooms overlook the garden and offer well-proportioned spaces. The bathroom is modern and stylish, featuring a black-panelled bath with an overhead shower, white tiling, a wall-hung toilet, and a built-in cupboard with shelving.
Lloyd Park is just a 12-minute walk away, offering scenic walking trails, a playground, and the William Morris Gallery. The nearby Feel Good Leisure Centre provides excellent fitness facilities, including a gym, swimming pool, and exercise classes. For unique finds, Wood Street Indoor Market, a 22-minute walk away, is home to independent traders, vintage stalls, and artisan crafts.
Wood Street Station, the closest railway station, provides direct links to Liverpool Street, while nearby bus routes offer quick connections to Walthamstow Central. From there, the Victoria Line grants easy access to central London, with a variety of shops, cafés, and amenities close at hand.

A WORD FROM THE OWNER...
"It's been 10 very happy years here making this house the perfect place to grow our young family. The sizable garden is perfect for BBQs and garden parties and provides interest throughout the seasons, particularly in the spring and summer months when the Wisteria is in full bloom and there are apples on the tree. Many homes on the street have been extended upwards and outwards, so this provides an ideal opportunity to grow, and stay in this property for years to come.
The street has a warm and friendly community and we've loved having Lloyd Park so close with its vibrant Saturday food market as well as dipping in the fountains in Fellowship Square during the summer. There are great local pubs/breweries and restaurants (especially sourdough pizza at the dog and duck) and excellent coffee / brunch spots at Ruttle and Rowe, Buhler & Co and Dudleys.
While you wait for the Soho Theatre Walthamstow to open in May, you can still enjoy some excellent entertainment at the wonderfully eclectic Trades Hall, awesome theatre/comedy shows at the Ye Olde Rose & Crown pub, latest movies at the Forest Cinema and Instagrammable neon art at God’s Own Junkyard.
With quick access to the city and nature on the doorstep (Epping Forest, Highams Park Lake, Hollows Pond and the Wetlands) and with a large Sainsbury’s, Feel Good Centre (Gym, Pool, and Spa), all within 10 minutes walk away it's got everything you need. It’s no wonder that Walthamstow was voted The Sunday Times ‘Best Places to Live in London’ in March 2025. We will be very sad to leave this house as this is such a vibrant, unique and special place to live."
