Description

An immaculate five bedroom townhouse, with attached annex, garage, rear garden and off-street parking.

Description

Font House is an exquisite Grade II listed townhouse, standing in a popular part of Shaftesbury, within walking distance of day-to-day amenities. The house is of stone construction and provides beautifully appointed accommodation over two principal floors, with a lower ground family room and additional bedrooms on the top floor.

Adjoining the house is an integral garage and the annex. The annex can be occupied as part of the main house or independently, via its own front door.

The owner has lived here since 2009 and maintained the house extremely well, as well as converting the former cellar into part of the living accommodation and building the garden room in 2012.

The drawing room is a fabulous room, with stone fireplace, two window seats, original wooden window shutters a recessed alcove (which fits a grand piano) and handmade fitted bookcases. Beyond the entrance hall is the dining room, a lovely intimate space with original wooden window shutters and Blue Lias flagstones. The kitchen lies at the heart of the house with a side door out to the parking area. It has a fitted Neptune kitchen, with Quooker tap, integrated Neff dishwasher and 110i Everhot range cooker. There is a larder, and side door to the integral single garage. The garden room is of oak construction with a glazed canopy to maximise the natural light, and doors out to the courtyard garden. A further door links the house with the annex. Stairs lead down from the entrance hall to the family room; the owners have created a lovely little wine cellar there too.

Upstairs, the principal bedroom suite comprises a dual aspect bedroom, with en suite bathroom and separate dressing room. A lobby area has been fitted with bespoke bookcases, whilst a further room currently doubles up as a study/dressing/laundry room. There is a lovely guest bedroom with en suite bathroom and the owners presently use the third bedroom on this floor as a home office. There are two further bedrooms and a shower room on the second floor, with access to a substantial loft storage area.

OUTSIDE
Approached by car via The Belfry off Parsons Pool, Font House is set back from the street with a pretty, enclosed area of stone-flagged terrace to the front of the house, with a front gate to the street. There is private parking for two cars to the side of the house, as well as the integral drive-in garage (with automated roller shutter door). A door from the garden room leads out to the enclosed private courtyard garden, stone-flagged and surrounded by perennial and herbaceous borders. There is ample space for an outdoor dining area, whilst there is also a garden shed for tools and garden furniture.

Location

Font House stands on the east side of Parsons Pool, close to the town centre of Shaftesbury, itself a Conservation Area. Shaftesbury is a Saxon hilltop town, which dates back to the times of Alfred the Great who founded the Abbey in the 9th Century. The town has a good range of facilities, which include cafes, restaurants, niche retailers, a boutique hotel, banks, supermarkets, a small hospital, library, health centre and an arts centre.

More comprehensive facilities can be found in the Cathedral city of Salisbury, approximately 18 miles to the east. Salisbury offers a wide selection of shops, restaurants, arts and recreational facilities. Trains from Salisbury to London Waterloo have a journey time of approximately 90 minutes.

Gillingham station 5 miles away and Tisbury 18 miles away are both on the main London Waterloo line from Exeter (journey time of approximately 2 hours) and the A303 lies some 8 miles to the north, giving access to the south west and London, via the M3.

Racing is available at Salisbury Racecourse and Wincanton and golf at Rushmore. This area is renowned for its fishing on the Avon, Nadder and Wylye and outlying chalk streams.

There is a wide selection of both state and private schools in the area, including Port Regis, Hazlegrove, Sandroyd, Sherborne, Clayesmore, Bryanston, Salisbury Cathedral School, Chafyn Grove and Godolphin, as well as Bishop Wordsworth and South Wilts Grammar Schools.

Square Footage: 3,562 sq ft
