Description

Dating from the 18th century with later Victorian and Edwardian additions, Old Lamb House is a pretty period family house with generously proportioned accommodation, typical of the era, and is constructed of local stone under a pitched slate and tiled roof. The accommodation is sensibly configured and is light and bright. Other attributes worthy of mention include a fine staircase off the central hall, large sash windows, tall ceiling heights, shuttered windows to some of the principal reception rooms, parquet flooring in the hall, and a large kitchen/breakfast room. Recently some of the principal reception rooms have been redecorated, all of which have open fireplaces. It has lovely views to the south east over the Blackmore Vale towards the Cranborne Chase. In addition, there is an attractive three bedroom cottage with its own courtyard garden and a range of outbuildings.

There are a range of useful outbuildings including an integral open fronted garage, coal shed with adjoining former stables/workshop, and an open bay garage/workshop.

The gardens lie principally to the south west of the house, are predominately walled and dominated by a fine cedar of Lebanon. They are mainly to lawn, with well stocked flower and shrub borders along one stone wall through which there is an archway providing access to the paddocks. To the northern end of the garden is a greenhouse in poor repair. To the front of the house, there is a graveled area, flanked by a tarmac drive which leads to the rear with ample car parking and turning space.

The paddocks lie to the south west of the property and are divided into two, with a woodland area and pond. There is a footpath running along the length of the paddock.

Services: Mains water, electricity and drainage. PV panels (4 KW). Oil fired central heating to the main house.
Tenure and possession: Freehold with vacant possession on completion.

Old Lamb House lies on the fringe of Marnhull, a thriving North Dorset village in the heart of the Blackmore Vale. Marnhull is a popular village with a post office/general stores, Spar and a pharmacy. In addition, there are Church of England, Roman Catholic and Methodist churches, two primary schools, a nursery and a doctors’ surgery. Further facilities can be found in the nearby towns of Sturminster Newton, Shaftesbury, Sherborne and Gillingham, which also has a mainline railway station with services to London Waterloo. For more comprehensive requirements there is the cathedral city of Salisbury to the east and the Georgian Spa town of Bath to the north. There are regional airports at both Bournemouth and Bristol and cross channel ferries from Poole and Portsmouth.
