Description

Big and bright one double bedroom garden flat within a handsome Victorian semi-detached house, with a generous west-facing garden and side access. Chain free.

The property is lovely as is. It is also ripe for renovation/extension to a two double bedroom flat, with its lovely wide side-return. Obviously you would need to seek and obtain the relevant permissions (the building's Freeholder is Southwark Council).

This is a popular residential tree-lined street putting you in a highly enviable spot! Walk to Lordship Lane in seven minutes, and both East Dulwich Station and Peckham Rye Park and Common's 113 acres in under 15.

There is just one flat above yours, and you share a communal hall/entrance. Your own front door is set to your right of this. Open directly into a large and light east-facing reception room, of over 14 feet by over 12 feet. Stripped floors, sash windows to the bay window, and fitted alcove shelves are all welcome features in here.

Next door is your double bedroom, of 12 feet by 11 feet, with a fitted closet to one alcove, more stripped floors, and a sash window to the side-return area of the garden.

There is a useful storage cupboard accessed from your hallway, then straight ahead you have your kitchen, with white fitted units and slate tiles to the floor.

Beyond the kitchen is a lobby with side/back door out to the garden, and a door to your bathroom. This has a simple white suite and a double-glazed window.

Your part-walled garden is a total suntrap (west-facing so full-on for afternoon sun) with hard and lawned areas and mature planting - including resident fig and olive trees.

What's around? The Great Exhibition is your most local gastropub, on Crystal Palace Road. Lordship Lane is a short and pleasant stroll for all manner of cafes, pubs, restaurants and independent shopping (we particularly love Franklins restaurant, William Rose butchery, Brothers greengrocery, Mons for cheese and Moxon's fishmongers to name a few). You also have a Picturehouse cinema.

For more options, head for Rye Lane/central Peckham, Bellenden Road or Nunhead, or leafy Dulwich Village in the other direction.

For green space, Dulwich Park and Peckham Rye Park and Common's 113 acres are close (both have Saturday parkruns at 9am). You are also near Dulwich and Sydenham Golf Course (the golf club that's closest to central London, and where you can play during the week as a non-member). And East Dulwich's leisure centre is a 10 minute walk.
COUNCIL TAXA payment made to your local authority in order to pay for local services like schools, libraries, and refuse collection. The amount you pay depends on the value of the property.Read more about council Tax in our glossary page.
