Description

84167BQU46 - This plot is ideal for someone who wants to build their own place in the sun, with fantastic views and open spaces. The plot is 3013m2 and located on the edge of the village without being too far from the necessary amenities in the village nearby. The plot has a permis de construire (an architectural project that is not done) and there is easy access to water and electricity connections right in front of the property.

Surrounding area:

The Lot is a delightful and un-spoilt department of France, the area is beautiful, with landscapes of forests, undulating hills, rivers and wild flowers. The Lot is also famed for its lovely towns and villages, with many villages boasting the accolade of being amongst the most beautiful in France.

The village has a hairdresser and a bar/café which also sells bread. It is also situated on the Via Podiensis route that is followed by those making the pilgrimage to Santiago de Compostella and so receives pilgrims arriving from the town of Figeac. From there pilgrims continue on either to the Notre-Dame de l'Assomption church at Grealou reaching the Lot River at Cajarc or follow the course of the River Cele to its confluence with the Lot, passing by the convent at Espagnac-Sainte-Eulalie.
For all other shopping and services, the medieval market town of Figeac is just 7 kilometres away, with banks, supermarkets, garages and local traders. Figeac was the birthplace of Jean-Francois Champollion who deciphered the Rosetta Stone. Figeac market, which covers most of the town centre on Saturday mornings, is full of lively local colour and bargains galore from local produce to imported clothes. Figeac boasts all of the services the region needs including bars, cafes and restaurants to police, fire service, schools, doctors, dentists and a hospital.
The transport network is excellent, with easy access to motorways and rail travel. The area is also well located for the airports of Toulouse, Brive and Rodez; all within 1 to 2 hours’ drive.

Excellent shopping facilities are available in Cahors and Toulouse.

At certain times of the year there are occasional evening ‘producteurs’ markets in the towns and villages where food and wine can be bought and eaten at large trestle tables, accompanied by music and dancing; creating a lovely, welcoming, party atmosphere.

Sightseeing in the area is extensive, with opportunities to explore the dramatic castles and old ‘bastide’ towns. There are also local water sports available, including canoeing down the Gorges of the Aveyron and Lot rivers.

An ideal location!

About Leggett Immobilier, France

La Maison du Chapitre, 24340 La Rochebeaucourt, France

Leggett Immobilier is a family business that was started 20 years ago and founded on the genuine belief that French estate agency could be done better – today this still holds true. Indeed, this belief was validated last year when we were crowned "Best Estate Agency in France" at a prestigious awards ceremony in London.

All of our agents live and work in France and have excellent local knowledge, covering both their area and local property prices. Clients are given a single point of contact who is dedicated to helping them make the right decision and to be by their side throughout the purchase process. Our in-house contracts team are experienced in dealing with local notaires and have overseen the purchase of over €1bn of French property - they will ensure that the sale progresses smoothly and our fully bilingual team will guide you through all legal documentation.

With over 600 agents spread across the country we like to think that we are now the leading international estate agency in France, last year around one in ten of all UK buyers of French property trusted us to help them. However, the company’s size and success has not altered the fact that we are a family business who pride ourselves on professionalism and friendliness.

Local knowledge is invaluable when buying in a foreign country. Leggett provides this knowledge - nearly all of our agents have lived through a move themselves and have been trained to deal with any issue or question that might arise. This training includes a three day, residential, course, further "advanced" training and access to our head office team who keep abreast of all changes in French property law and legislation.

It is this, unique, “hand-holding” approach that has helped build the foundations of our company. No other agency in France takes such care of a client before, during and after a property is purchased.

The system for buying a property in France can be complex but is regarded as being one of the safest in the world – the French like "red tape" but not much surprises us now.

With over 20 years of experience, we have the knowledge to aid with legal matters, help with finance, and even ensure that you have all the essential services connected when you make the move to your new home.

Leggett Immobilier - local knowledge you can trust.
