Description
Description
Nestled in the Cotswold Water Park on the southern edge of the idyllic village of South Cerney, the contemporary home offers a wealth of light-filled accommodation and stunning lake views. The detached property was built in 2021 as part of a small boutique development of just a handful of similar detached houses and is presented to the highest standards throughout. The immaculately appointed interiors feel bright and elegant, with large windows, particularly on the south-facing elevations, flooding the rooms with lots of natural light. The décor is unchanged since the house was constructed and as such presents a fantastic opportunity for personalisation by the new owner. Though the rear aspect is totally unobstructed with far-reaching views over the lake, both the house and the garden feel exceptionally private due to the ‘staggered’ design of the development and the clever use of planting around the garden borders.
The premium feel of the interiors is matched by the size and grandeur of the accommodation, with high ceilings making the rooms feel larger still. The total layout extends to around 3500 sq ft over three floors, with the house built into the contour of the land meaning it is entered on the upper ground floor at the front, with the lower ground floor opening to the garden at the rear.
The fantastically open upper ground floor layout comprises an inviting reception hall with atrium feature, a 38ft open plan kitchen/sitting room, a separate laundry room, two en suite double bedrooms (one with a private lakeside balcony) and a cloakroom with WC. There are two further reception rooms on the lower ground floor, an en suite bedroom and a further cloakroom. The principal bedroom occupies the entire first floor with a bedroom and dressing room, private balcony and a large en suite bath/shower room with freestanding bath.
Over the first floor of the garage there is a self-contained studio apartment comprising an open plan kitchen/sitting room/bedroom and an en suite shower room. The annexe has its own staircase accessed from the rear of the garage.
Outside
Gadwall Close is an exclusive new build development tucked away within the village of South Cerney, next to one of the magnificent lakes that former part of the Cotswold Water Park. Number 3 is situated close to the entrance to Gadwall Close and is in close proximity of walking trails which lead around the lakes and through the picturesque village. To the front there is off-street parking on a private driveway, a gated parking area and a detached double garage, while to the rear the very private garden backs onto the lakeshore itself and benefits from a private jetty with a mooring. The garden has been attractively landscaped and features a central lawn bordered by gravel paths and raised borders, a paving and decking terrace adjoining the house and a number of shrubs and grasses which further enhance privacy.
