What do you love about the house & why:
As an unlisted property, we love that it’s designed on four levels which allows for privacy. It’s intentional living with lofty high ceilings, and room to breathe out. We enjoy warmth and light in each space throughout the day, as well as time outside in the private, spacious garden framed by tall hedges. The corner garden space filled with exotic trees welcomes you home as you leave the large double garage along a gravel path. There is additional private parking as well.
What do you love about the local community:
We love the proximity of the market town of Marlborough, Savernake Forest (doggie nirvana), Marlborough Golf Course, incredible schools, a village that is self-sustaining with a cricket club, scout hut, grocery store with post office, doctors’ surgery, playground, and walking trails (including canal footpaths) all on the doorstep. Annual community events include a Christmas tree sale, fireworks, beer festival, and other ongoing charitable events.
How easy is it to commute from here:
Burbage is a commuter friendly village with two train stations within five miles of the village (one to the east, and the other to the west with an intercity train), a bus stop just down the High Street, and major motorways within minutes of the front door. It’s 55-75 minutes to Heathrow, Bath, South Hampton, and Oxford, and if you have a digital commute, the high speed broadband is exceptionally fast.
What made you choose this property over others that were available at the time:
At the time, we were looking for a recent conversion and we found The Old Malt House. The character of the property along with the high standard of the conversion, and quality of craftsmanship immediately stood out, as did the design, and extensive attention to detail. The quality of the materials is high, and include solid oak floors, Egyptian slate, original oak beams, a slate roof, top of the line plaster, a custom kitchen, travertine, and proper joinery. The house delights at every turn.
Accommodation:
Sensitively converted in 2010 The Old Malthouse now offers a home wonderfully blending period and historically intriguing features with the needs of modern life. Filled with light and lofty high ceilings, the sitting room with its exposed beams and brickwork has a log burner for those cosy winter evenings but throw open the French doors to the garden in the summer months, whilst the kitchen is a wonderful space for entertaining family and friends who can spill out into the pretty private courtyard. There are 2 double bedrooms, both with windows over the pretty and private garden and Velux windows to again maximise light, the 3rd bedroom could also make a lovely home office. The main bedroom leads down to a large en-suite/dressing room, with a very well appointed bathroom with separate bath and walk in shower serving the other 2 bedrooms. A large utility room completes the accommodation.
Outside:
Sitting above the high street, The Old Malthouse is accessed by a private road to parking for 2 cars and a double garage with electric doors, the garden is level and mainly laid to lawn with a gravel path leading from the parking to the front door. The garden is surrounded by beech hedging providing privacy. Accessed from the kitchen is a pretty and private courtyard with pedestrian access to the high street.
Location:
The village of Burbage lies to the south of Marlborough, beyond the vast and beautiful Savernake Forest. The North Wessex Downs is designated as an area of outstanding natural beauty and when exploring many of the abundant footpaths and trails, it is not difficult to see why. The Kennet and Avon Canal passes just north of the village and can be a delightful place for a towpath walk all year around. Further afield, Pewsey offers a wider range of amenities, and the thriving market town of Marlborough (approx. 6 miles to the north) has a diverse range of shops from boutique outlets to national chains such as Waitrose. The village itself benefits from a 24-hour garage with mini supermarket and post office, a public house and both a pre and primary school, which is part of the Excalibur Academies Trust with close links to St John’s Academy Marlborough. St Francis, Pewsey is close by and there are direct secondary school bus routes to Dauntsey’s School and Rookwood, Andover. The village also has its own doctors’ surgery and hosts annual events such as the very popular Christmas tree sale and Burbage & Easton Royal Cricket Club Beer Festival. The Cricket club is very popular & hosts not only top class cricket but events such as comedy nights! The nearby market town of Marlborough provides for almost all other amenities and access to London is made easy from stations at Pewsey, Great Bedwyn and Hungerford with direct services to Paddington taking around an hour.
