Description

A superb and cleverly converted magical property commanding a stunning elevated position, with three beautiful bedrooms, a one bedroomed annexe, and just under an acre of grounds.

THE PROPERTY
Tucked away in the heart of the most picturesque village of Hooke and commanding the most fantastic elevated position, when first setting sight on this wonderful property it is impossible not to smile. The views over the village and countryside beyond are stunning, and the position is quite simply 'as good as it gets.'
The present owner has created a magical home, but it still offers a purchaser the huge opportunity to further extend. Dating back to the 1950s with a rendered façade and pitched slate roof, it has been cleverly extended and upgraded to take full advantage of what is arguably the most enviable position in the village.
On first entering the property there is a great sense of charm, space, and light, with a beautiful hall with pretty stone flooring and a large skylight creating a huge amount of natural light. Just off the hall is a cloakroom, and the hall leads perfectly into the most superb open plan sitting room and kitchen exemplifying modern living but with a with a truly rustic feel. At one end is a kitchen area with wooden flooring and a large window boasting the most stunning views. Alongside the kitchen area is a utility room, pantry and separate study. At the other end of this fabulous room is a sitting /dining area with plenty of room for a kitchen/dining table and a wood burning stove. This room enjoys the most fantastic south facing aspect with a large window to one side and sliding doors opening out to a superb paved terrace ideal for al fresco dining and a wonderful place to sit to enjoy this most stunning and tranquil setting.
Alongside the kitchen is a perfectly sized snug room, again south facing and enjoying the delightful views over the gardens and countryside beyond.
There are three beautiful bedrooms, including a large main bedroom and en suite bathroom. Unsurprisingly the views from this room are incredible. There is also a separate family shower room. The accommodation is flexible and could easily be extended to suit any purchasers needs (subject to planning).
Alongside the main property is a very pretty outbuilding with ancillary accommodation ideal for guests, with a beautiful sitting room and kitchenette, large bedroom and en suite bathroom. It is lovely and light, and sits far enough away from the main house not to disturb in any way. It also has its own delightful garden and sitting area. Alongside, there is a large storage room with electricity and lighting.

OUTSIDE
The delightful garden surrounds the property with the main part of the garden lying to the south, a utopia for children and animals, with a large sloping lawned area, a number of well stocked borders and a fantastic paved terrace. The plot is just under an acre giving perfect protection to the property.

All in all, it is a truly superb home in an idyllic yet very convenient location.

LOCATION
The small village of Hooke is nestled in beautifully unspoilt countryside and comprises a mixture of character period homes and more modern properties, with a 15th Century church and Wren's Nursery set in the beautiful grounds of Hooke Court. There are many lovely walks from the property, which is surrounded by hills, woodland and rolling pasture, much of it designated an Area of Outstanding Natural Beauty. The stunning Jurassic Coast, a World Heritage Site, is approximately ten miles to the south.
The attractive and popular town of Beaminster is just over 4 miles, with an excellent range of facilities including a butcher, baker, post office, chemist, hardware store, convenience stores, greengrocers, two doctors' surgeries, veterinary surgery, independent gift and tea shops, restaurants, public houses, hotel and leisure facilities.
The larger town of Bridport is just under 9 miles and retains an excellent number of independent shops and restaurants and a thriving street market on Saturdays and Wednesdays.
