Description

Superb Grade II listed barn conversion in a glorious rural position on a working wine estate

Description

Situated at the end of a long, private track in the glorious vineyard setting of a prestigious working wine estate in the High Weald Area of Outstanding Natural beauty, Lowen Barn is a charming barn conversion with mainly beautiful sandstone and brick elevations under a tiled roof. This property is believed to date from around 1850 and was originally an agricultural building; it was sympathetically converted to a residential property in 2007 and acquired by the current owners in 2012.

Lowen Barn offers spacious and well-presented accommodation, principally arranged on the ground floor. The main living space is open-plan, and cleverly zoned into distinct areas. There is a large living/dining room with a vaulted ceiling set with electrically operated roof-lights, beams, and a wood burning stove; this light and bright room is separated from the kitchen/breakfast room by a stained-glass partition.

The bespoke kitchen has a good range of free-standing, handcrafted wood units, arranged under a fixed wood countertop, and offering the option to reconfigure if required. There is space for a range cooker and plumbing for a dishwasher; there are bifold doors to the largely south southeast facing terrace, creating an excellent flow between inside and out.

Beyond the living room is a useful utility room, with a sink and space for laundry appliances; it also houses the energy efficient ground source heat pump which provides both hot water and services the zoned ground-floor underfloor heating.

The rear hallway leads in turn to a family bathroom, two bedrooms and the principal bedroom suite, a vaulted room with fitted wardrobes and an en suite shower room. On the first floor are two further bedrooms, one of which is currently used as an office.

Outside Lowen Barn is approached from the private track via a five bar gate which opens to a parking area at the head of the drive. The drive winds downwards past a productive orchard and kitchen garden to a further parking area and to the detached timber framed workshop, which has power connected and could be used as an office if required.
Adjoining the barn’s long, south southeast elevation is a broad sandstone terrace, sheltered by a rockery planted with spring flowers, which rises up towards the elevated lawn, and offering space for table and chairs.

Beyond the workshop is an enclosed former 16th Century iron working, now a wildlife pond, with steep banks to one side, and surrounded by mature trees including oaks.

At the top of the bank is a path connecting the parking to the lawn; the elevated lawn offers a wonderful vantage point to enjoy the extensive views of the surrounding vineyard, the countryside and the heritage Bluebell Steam Railway, an ideal spot on a sunny day.

About 0.78 of an acre.
