The property itself is an exceptionally attractive Grade II Listed farmhouse which has origins dating back to the early 17th century, before being considerable enlarged and refurbished in circa 1790. As a result, Tudhay has some splendid Georgian features with its classic double fronted façade with small-pane sash windows and impressive central porch with its substantial pillars which possibly came from Newenham Abbey. The property is traditionally built and has principally rendered exterior elevations under a steeply pitched thatched roof.

Tudhay has been in the current owners family since the 1960s and has been a much-loved home over the years. During this time it was run as a smallholding and the family bred Dartmoor ponies, as well as planting up the grounds with many fruit trees, a productive kitchen garden and a copse which borders the small stream. It was also extended by converting an outbuilding which was previously a lean-to store and is now the delightful kitchen, and adding a sunroom which takes full advantage of the glorious views. The property retains a wealth of character features, all of which aid in creating a mellow period ambience and include beamed ceilings, flagstone floors, inglenook fireplace (which formerly had two bread ovens), and as previously mentioned, the large sash windows.

Undoubtedly, one of the main features of Tudhay is its stunning setting which offers unrivalled peace and tranquillity and simply breathtaking views. The property is approached from the quiet country lane through impressive gate pillars which lead to a large parking area adjacent to which is the detached double length garage. Steps lead down to a small lawn with a pond, beyond which is a grass yard around which sits a collection of single storey outbuildings. These include a detached timber loose box and tack room, and a stable block with four stables. The large garden lies to the front (west) and comprises a level area of lawn which is surrounded by profusely stocked shrub beds and gains spectacular panoramic views over some of the county’s most attractive rolling countryside.

To the north is a sheltered kitchen garden which has a raised vegetable bed, green house and orchard with a variety of apple and plum trees and a fig tree. Beyond this are two principal paddocks, whilst to the east is a copse and a further small paddock. The paddocks have access to the lane and the yard. In total the gardens and grounds extend to approximately 6.83 acres.

SITUATION
Tudhay is situated in a delightful rural location on the outskirts of the desirable and picturesque village of Hawkchurch. Hawkchurch is a popular village and has a public house, community shop and primary school and is located amongst some of East Devon's most attractive countryside.

The property is situated approximately 5 miles from the market town of Axminster with its range of shops, schools, leisure centre, swimming pool and main line rail link on the Exeter to Waterloo line. The World Heritage Jurassic Coast at Lyme Regis lies approximately 7 miles away and the town of Chard is some 6 miles to the north. Bridport which is a vibrant arts town with a theatre is located 12 miles to the south east.

The Cathedral City and County Town of Exeter is approximately 33 miles to the south west and has an excellent shopping centre, theatres, cinemas, main line rail link to London (Paddington), international airport and M5 access. Taunton, the County Town of Somerset, with its full range of shops and main line express rail link to London Paddington lies approximately 18 miles to the north.

DIRECTIONS.
From Axminster, take the A358 signposted to Chard. Take the first turning right after the traffic lights at Weycroft Mill to Waggs Plot. Follow this lane over the railway line and continue, bearing right for approximately 1 mile. Turn right signposted Tillworth ½ mile. Follow this lane for approximately ½ mile and take the turning on the right signposted no through road, Tudhay is then the second property on the right hand side.
