OUTSIDE: There is parking for four cars on the wide driveway and access into the single integral garage. Access via the sides of the house to the rear garden where there is a patio abutting the back of the house and circular steps down to a lawn with well stocked flower borders and mature flowering shrubs. There is a vegetable garden, large garden shed at the bottom of the garden. The garden is fully secure with close boarded fencing and mixed hedging.

Vines Cross is a nuclear, rural village with a duck pond, local pub, garage and many walks. It is only a short drive, 1.3 miles, to the village of Horam which has local shops, Co-Op, and other facilities. Heathfield is about four miles and has a wider selection of local shops, four supermarkets, primary and secondary schooling. The nearest mainline station is at Stonegate about 8 miles distant with a service to London Bridge, Charing Cross and Cannon Street.

Directions: On entering Vines Cross, by the pub, turn into Foords Lane. Take the first lane on the right, Balsocks Lane and the property will be found on the right after a short distance.
