Situated on a small cul-de-sac off an arterial road through this large estate, this home avoids the passing traffic that would otherwise spoil its tranquillity.

This is a really well kept home with larger than expected bedrooms in an ideal position and being largely open plan offers spacious accommodation for a family, with space to grow and play yet remaining easy to maintain. This makes it perfect for busy parents or even an older family seeking the easy life. Sounds like you? Then keep reading.....

A wide gateway allows access onto the full width drive, featuring a shrub hedge to the front, offering a degree of privacy. On the roof are several solar panels which have been fitted under a scheme that involves a third party leasing the roof for a period of 25 years, the agreement being transferable with ownership of the property. The benefit for the home owner is that they get first usage of any power produced, with any excess being sold to the National Grid on behalf of the panels' owners. After the 25 year lease period, ownership passes to the then current home owners, who are thus entitled to the profits on any excess power produced. It sounds complicated, but honestly isn't.

To the front elevation of the home the garage stands slightly proud and to the side of this is the new front door. Stepping into the inner hallway, on our left is the very handy downstairs cloakroom. This is a very clever use of space and provides a modern unitary hand basin and lavatory tucked away exactly where you need it.

Another door from the entrance hall opens into the lounge. Opening this reveals a spacious room stretching the full depth of the home from front to rear, demarcated into two separate areas by a slight narrowing towards the rear.

The front section provides a bright environment courtesy of the large, recently replace picture window overlooking the drive and parking area. There is plenty of room for various easy chairs and other freestanding furniture, that can all sit on the new stylish hard flooring that installed last year. Where the room narrows, this section lends itself to becoming a continuation of the lounge or as is now being used, the dining room.

To one side of here is an opening into the kitchen, which was brand new in April 2022. Now, in spite of its lack of an external window remains pleasantly bright, for reasons we shall go into. All the units are laid out in a 'U' shape with space for a full complement of the expected labour saving devices to help make life as convenient as possible. The rear facing wall, where a window would usually be, takes the form of a large aperture through into the rear sun room.

This sun room is actually a seamless continuation of the lounge. This is a big room, running the full width of the home and providing a dual purpose space as a lounge/dining room kept very bright by the full width windows and centrally positioned French doors opening into the rear garden. The sheer volume of light from these is the reason the kitchen fails to descend into gloom, reliant on artificial light; there being adequate overspill through the 'window' between the two rooms, to prevent its lack of an external window from being a problem. Additional heating in this room although seldom needed is provided by underfloor heating and two electric wall heaters, all of which can be independently controlled by timers and thermostats.

Immediately outside the French doors is a concrete path across the rear of the building before a low wall beyond which is the raised lawn. Surrounded by wood panelled fencing and with various large planter providing masses of interest and colour, the garden plays host to a large garden shed. Pleasing to the eye and completely enclosed, this is a peaceful escape from the rough and tumble of the real world which is everything we can ask of our gardens.

Returning indoors and into the front lounge where there are two doors. One conceals a massive storage cupboard in the recess beneath the adjacent turned staircase. This provides the all important space for those bigger things we all need to find homes for, like the Hoover, the ironing board, the 235 half empty tins of paint that will surely "come in useful one day" and so on, along with hanging space for the families' outdoor coats and shoes.

The other door hides the staircase, although why this needs hiding defeats me... it's a beautiful turned staircase that creates more space upstairs!

The landing has a large frosted window that allows ample light in and keeps prying eyes out - although it's not that kind of area. Turning towards the front brings us to what is so often a disappointment in three bedroom homes; the smallest room.

This however, largely thanks to the space saving, afforded by the turned staircase, comes as a pleasant surprise and is a luxuriously proportioned single room and one which at a pinch could even accept a double bed, although if this was to be a permanent arrangement, clothes storage may become an issue.

Adjacent to here and also overlooking the front of the home is the main bedroom. This again, is a well-proportioned space providing room for twin bedside cabinets beside the king sized bed, a large free standing wardrobe and two separate large chests of drawers, without feeling at all crowded. The main wall has been wood panelled, creating a rather old fashioned but stylish feel to it.

The second double bedroom towards the rear is only slightly smaller, currently housing three chests of drawers, a wardrobe, various bookcases and a full sized student's desk as well as the small double bed. In this home, space is never something you are short of.

And finally, beside here we come to the larger than expected bathroom. This also contains the spacious airing cupboard which also houses the gas combi central heating boiler. Beautifully fitted out, the room is fully tiled from floor to ceiling and features a suite of pedestal hand basin, lavatory and a 'P' shaped bath with a curved glass side screen protecting the room from any over-enthusiastic use of the shower above.

All in all this is a brilliant immaculate family home that's had a lot of money spent on it just recently, and the fact that its pricing puts it within reach of some of the more fortunate first-time buyers makes it all the more special. For anyone with children of whatever age, the choice of schools simply could not be bettered and they are all very highly regarded as can be seen by their OFSTED reports. When it comes to location, all the necessary facilities are easily accessible, as is the major road network for those occasions when commuting is unavoidable.Shopping is well catered for with Mold and Buckley being moments away by car so; it is in the right place, in the right position and the price is right. What is not to love?
