The house is located in a wonderful residential complex, created by subdividing and completely restoring an ancient farmhouse in the Leopoldina style from 1750, which still shows signs of the military order of Saint Stephen, under the Grand Duke of Tuscany.

The house was inhabited by farmers who lived there until the second post-war period; some of the last residents (sharecroppers) still remember their life in that house, saying, "inside, we were all happy."

The residence is situated a short distance from Castiglion Fiorentino, with views of the Montecchio Vesponi castle, and offers the opportunity to own a worry-free holiday home.

Upon arriving at the property, there are electric gates that allow access to the parking area with covered parking spaces. After parking the car, you enter the private garden of the house and walk towards the property, passing by the pergola, the lily pond, and the outdoor patio area, ideal for relaxing in the tranquility this location offers.

The entrance to the house is through a side door that leads to the living room. This room is bright due to the large glass doors that open onto the patio area of the property. In the living room, there is a large wood-burning stove that makes the house cozy during the cooler months.

From the living room, you access a small hallway that leads to the kitchen on one side, equipped with glass windows, and on the other side, there is a pantry/storage room with a washing machine. The kitchen is spectacular, housed in the space where the ancient oven once was, still retaining its vaulted brick ceiling; it is fully equipped and features architectural elements such as an arched window overlooking the living room, allowing light to filter through, while the glass wall enhances the spaciousness of the kitchen.

Stone stairs lead to the bathroom in the mezzanine, complete with a bathtub. Continuing up the stone staircase, you reach a hallway currently used as a small study and a service bathroom in this area.

To the right is the master bedroom with wooden beams and an en-suite shower room, with windows on two sides and a view of the Montecchio castle. The remaining part of the first floor is the second bedroom, with a loft and storage space.

From the house, it is a short walk to the communal swimming pool, where breathtaking views of the surrounding countryside can be admired.
