Why You’ll Like It:
A tranquil retreat, this charming terrace of historic properties has a real sense of community as once discovered, people tend to stay. Set up and back from passers-by, new life breathes through this grand Victorian townhouse with double glazing, classic style radiators, oak or painted floorboards in the main rooms and restful decoration throughout in the calm hues of Farrow & Ball.

With an impressive front door and private, gated entrance to the sociable lower floor, all improvements have been unfailingly sympathetic to this graceful building where the sensitive blend of old and new begins in the inviting hallway, where the ceiling height is unspoilt and the solid wood, painted floorboards allow guests, children and pets free reign to roam.

With its own, gated entrance from the street for supermarket deliveries, built in an age reliant on natural light, the lower floor has plenty of it. Spanning from front to back with a big window at the front this living dining room is a beauty. With plenty of space for family time or to entertain, blonde oak allows a fuss free in/out flow and an open fire ensures it is inviting all year round. There are floating shelves built in for a contemporary finish and dimmer switches add ambience.

Separate but sociable, the custom made kitchen opens to the patio for easy al fresco dining. A stunning mix of historic, painted and inventive, ply board walls, high -spec lighting on three levels and black matt units and surfaces delivering ample storage and working surfaces. Good to go, integrated appliances include a touch induction hob, a combi/grill oven with a warming tray plus a fan oven and there is more storage in the spacious utility room.

Outside, the walled patio is a rare, south facing sun-trap for you to make your own. Child and pet secure, there is a garden room which offers versatile options from playroom to guest room or a completely private space from which to work from home.

On the ground floor, the first of the double bedrooms has the gracious proportions only period homes deliver, and would be ideal for guests or sharers as by the front door, they could come and go without disturbing the rest of the house. Simple but stylish with an open fire, it could easily become a 2nd reception or family room. Next door, the second double bedroom is quiet and private at the back with fresh decoration and painted floorboards.

Upstairs, the principal bedroom is a restful retreat, spanning the full width of the house with fitted storage to fill which includes an innovative, handmade copper system which sensitively reflects the age of the building. Next door, the beautiful bathroom is light, airy and large enough for both a stately bathtub and wet room style dual head shower – and the designer finish could have stepped out of a glossy magazine.

Agent Says:
“People tend to stay in this sought after location, so homes in these tranquil terraces, close to the sea, city centre and popular schools, are difficult to find. Good to go, this beautiful house has a sociable flow into the south patio and a versatile garden room.”

Owner’s Secret:
“We were looking for a family house within walking distance of the sea and the Lanes, but wanted plenty of local amenities and easy access to the station (15 by bus, about 25 mins walk), and instantly fell for this pretty, historic terrace- and how quiet this house is! The house is characterful with generous period proportions, and when we upgraded we made sure we kept all that charm as well as the light that streams through, so it’s very relaxing to come home to. All of the rooms are bright and spacious with plenty of space to spread into and have friends over to stay. Great for a couple, it’s also brilliant if you want a family with parks and primary schools within walking distance – and Brighton College, Roedean and Brighton Waldorf are close by. Inside, we wanted the house to be stylish but practical and we have enjoyed the lower floor and its easy flow into the patio, which is a sun trap. This is a great place to live with lovely neighbours and everything you could possibly need on your doorstep, including the countryside.”
