Description

Sited within the Lewisham Park Conservation Area, this bright and airy two-bedroom apartment of approximately 961 sq ft makes up part of an imposing late Victorian semi-detached house. It has a private, south-facing section of garden, where uninterrupted views stretch across Lewisham Park. Ladywell station, less than half a mile from the front door, provides direct routes into central London.

The Tour

The apartment lies on the second floor of a building within Lewisham Park, an area developed by the Viscount of Lewisham, Lord Dartmouth, in the late 19th century as a prestigious rural retreat to attract city merchants.

The house is set back from the quiet residential road with a front patio garden. Entry to the apartment is on the second floor, opening directly into a bright hall with engineered oak flooring and lines of sight straight over the park.

At the front of the plan lies the living and dining area, with verdant treetop views through carefully restored Queen Anne-style eight-over-one pane windows.

These lofty views continue into the kitchen, where a further window bestows soft natural light across the countertops. Cabinets are faced with stainless-steel fronts and topped with timber counters and are set below a pattern of beehive-like wall tiles. An electric oven with Bosch gas hob and overhead extractor is integrated for ease. A handy bench seat built from OSB allows for seated views through the window.

Both bedrooms have a section of ply accenting one wall as well as built-in storage; the principal room is particularly vast, while the second bedroom is currently used as an office but has plenty of space for a double bed.

The bathroom is executed in a crisp neutral palette, with miniature hexagonal tiles, Geberit fittings and a neat sliding door to maximise space.

Outside Space

A private section of the garden at the rear has delineated low-maintenance areas of decking and gravel, along with a handy shed for storage. Its south-facing aspect ensures fantastic light throughout the day and makes it a great spot for entertaining.

The Area

Lewisham Park is a quiet residential road in the Lewisham Park Conservation Area, a short walk from the green spaces of Mountsfield Park and Ladywell Fields, which both have popular cafés. Lewisham Park, which the house faces, has a plethora of mature plants and shrubs including whimsical cherry trees through spring and horse chestnuts. The park also has a newly renovated, popular playground.

Ladywell Fields is a 54-acre park which is part of the Waterlink Way and is home to the River Ravensbourne, a nature reserve, tennis courts, a skate park, an adventure playground and a number of rare mature trees.

Lewisham Park is within easy reach of the numerous cafés, restaurants and bars of the area, including the Oscar’s coffee shop, Saka Maka Indian restaurant and recently opened Wilson’s for excellent small plates.

For culinary explorations, Plenty is a pantry-style shop selling natural wines and dried goods with a sustainable focus, Ed Baker offers up delightful artisan breads, while Via d'Oro and The Larder are well-liked delis. The Fox n’ Firkin pub hosts a variety of revered live music events throughout the year and serves pizza from its large garden. The Ladywell Tavern is another popular neighbourhood pub, also with a garden.

The school options in the area are excellent including Gordonbrock Primary School, St Mary’s Primary School, Prendergast Ladywell Primary and Senior Schools, as well as St Dunstan’s College independent school.

Ladywell Station is less than 10 minutes’ walk and runs Southeastern trains into London Bridge (nine minutes), Charing Cross (19 minutes) and Cannon Street (18 minutes). Hither Green station also runs services to London Bridge, Waterloo East and Charing Cross.
