DESCRIPTION

Riva Cottage is an attractive detached property which occupies a secluded position in Heswall, accessed at the end of a private drive used by 4 other properties. Riva Cottage is likely to be constructed of brick with painted roughcast rendered elevations beneath a predominantly slate roof, served by double glazing and gas fired central heating. Originally a much smaller period cottage, it has been extended and modernized over the years, and now comprises a spacious and well proportioned home, with highly adaptable accommodation arranged over two floors, ideally suited for family living.

Indeed, the property has been in the same family and not offered to the market for over 50 years. A wide porch with stone arch and front door opens to the entrance hall off which is a useful store and separate WC with cloakroom. In the centre of the house is the dining hall with fireplace and doors both to the garden room and lounge, which is a large through room to the sitting room, each with fireplaces, and aspects to front and rear garden. Beyond is a further reception room with gas fire, and ideal for use as a study.

At the other end of the house is the kitchen with plenty of storage cupboards and drawers, and an integrated oven with gas hob and stainless steel sink. The kitchen opens directly into a fantastic garden room with vaulted ceiling and French doors to the south facing garden and patio, in all making for a lovely everyday living space with direct access to the garden. This room also links with the dining hall and lounge. To the side of the kitchen is a large utility providing superb storage and with access into the integral double garage which has an electric up and over door. At first floor level, the accommodation is also well laid out, with all bedrooms accessed off a gallery landing. There are four double bedrooms, a single fifth and three bath/shower rooms, two of which are ensuite. The master bedroom is a particularly light room with double aspect over the main garden, and spacious ensuite bathroom off.

LOCATION

Heswall is regarded as one of the most sought after residential areas in Wirral with comprehensive services and amenities for everyday needs including numerous shops, pubs and restaurants, doctor’s and dentist’s surgeries, opticians, vets and supermarkets. Riva Cottage is superbly placed, being within a short distance of all of these amenities, making it ideal for families and buyers of all ages and generations.

On the recreational front there is a variety of sporting activities in Heswall, including playing fields, football, squash and tennis clubs, and popular golf club. A short distance away is Caldy Rugby Club, Oxton Hockey Club at Caldy, Royal Liverpool and Caldy Golf Clubs, and The Neston Club at Parkgate also offers cricket, hockey, tennis and squash as well as a comprehensive socal calendar. There is also sailing and windsurfing on the Marine Lake and Dee Estuary at West Kirby.

Independent schooling is available at Birkenhead, and The King’s and Queen’s Schools in Chester.

COMMUNICATIONS

Heswall benefits from excellent road communications being under 5 miles from the M53 motorway which provides fast access to Liverpool and Chester, and connects with the national motorway network including the M56 for travel to Manchester. There is a rail link from Heswall Hills to Liverpool and Chester, from which there is a sub 2hr intercity service to London Euston, and both Liverpool and Manchester are served with international airports.

OUTSIDE

Riva Cottage is approached via a private, gravelled drive over which it has a right of way, and then between stone gate pillars to an expansive gravel parking area in front of the house. The drive is flanked on one side by a stone wall which links to the garage, and on the other side by raised lawns with stone supporting walls. There are banks of rhododendrons on either side of the front garden and an impressive high sandstone wall forming the north westerly boundary.

The main gardens are to the south east of the house and have been beautifully landscaped and maintained over the years. There are further banks of rhododendron along with various other flowering trees and shrubs including camellias and acers with holly, laurel and some impressive trees. Against the house and against the back of the garage is a stone flagged patio with pond, and from there, the lawn extends away to the far end of the garden where there is a further sandstone wall with wrought iron gate providing access to a charming wooded area planted with numerous spring bulbs. The whole site enjoys a high degree of privacy, particularly for a property so close to the centre of the village.
