Description
'Caradon' sits at the very end of Fox Lane, a discreet private road shared with just a handful of other delightful character homes. Set within established grounds the property enjoys a high degree of privacy and is bounded on two sides by well regarded Sidcot Schools playing fields, with a stunning south facing garden to the front and landscaped garden to the side and rear.
Approaching the property off Fox Lane, a sweeping private driveway continues to the property with established hedging to either side, to the front and side of the house is a large area of off street parking, with the property's double garage to the right.
The first impression of the property is immediately appealing with its attractive painted facade, traditional Broseley tiled roof and huge park like lawn that stretches out in front of it. To the front of the house a hung porch shelters the front door that in turn leads into the entrance hallway, where stairs rise to the first floor with an unusual curved feature banister on the galleried landing. The hallway features stripped wooden flooring and a handy under-stairs cupboard. To the left of the hallway lies a light filled triple aspect sitting room with a lovely bay window to the side and feature brick fireplace.
On the opposite side of the hallway there is a delightful formal dining room with character features, that could also be utilised as a fourth bedroom if desired or perhaps even combined with the kitchen to make a larger family sized kitchen/breakfast room. Beyond the hallway is a good-sized breakfast room with a fabulous shelved larder. From the breakfast room a door links through to the kitchen which is fitted with a range of hand-built solid wood wall and base units with provision for white goods, space for an electric or gas cooker, space for a fridge/freezer, part tiled walls and a traditional quarry tiled floor add character.
Completing the ground floor accommodation is a sunroom which provides a lovely space to sit and enjoy the sunny southerly aspect and has a useful ground floor shower room to the rear and access to a small utility room.
On the first floor off the aforementioned galleried landing you will find three double bedrooms and the family bathroom. The main bedroom is fitted with wardrobes and has a delightful outlook over the properties extensive grounds, it also has a walk in dressing room with huge potential to create an en-suite bathroom. The other two bedrooms both enjoy lovely outlooks to the front garden with the main bedroom enjoying dual aspect windows and a fitted wardrobe. The family bathroom is fitted with a three piece suite including a pedestal wash hand basin, low level w.c and bath with shower over. There is also a handy second cloakroom off the landing.
Outside the property is blessed with an incredible sweeping lawned garden that is interspersed with a number of mature specimen and fruit trees including apple and plum as well as a stunning Magnolia Tree. The south facing garden offers superb privacy an abundance of space for garden parties, children's play equipment and even a game of lawn bowls. To the side and rear of the house are further areas of both landscaped and practical garden for everyday use. There are several timber sheds, raised borders and an additional parking bay to the head of the garden and a detached double garage with an electric door, power and light. There may also be a possible building plot subject to the correct planning consents.
Caradon is in need to some modernisation but offers the perfect opportunity for buyers that are seeking a wonderfully positioned character home to renovate and update to create their own dream home.
