What a great home, it's a place where you can really put your own stamp on it to make it just how you want. This is a country cottage with views over paddocks from the front and rear, which features in the dreams of many of us.

So, the perfect compromise would seem to be a sort of Country Living-Lite, where the trappings of civilization are not too far away, easily accessible with little effort and this is exactly what is provided by Poplar Cottage.

It is snug, comfortable and well equipped, yet retains the essential cottage 'feel' that those interested in this type of home crave. If this sounds like the sort of thing that fires your imagination, it is well worth a closer look.

Situated in the centre of a row of three detached houses on Padeswood Road South, it is far enough out of town to offer peace and serenity but with Aldi remaining moments up the road, other supermarkets are available but not quite so close!

If I were perfectly honest, and with the owner's consent too, it could do with some updating but, as the owners are living proof, can comfortably be lived in and lived in very well.

Before you read any further, if a large or even medium garden is something you want, I wouldn't bother reading anymore. The rear and front garden are very small, no more than the width of a generous pathway, but if you wanted views over Paddocks, front and rear but without the hassle of mowing them, then may I suggest that you keep on reading.

To the front of the home, behind a low stone wall, a narrow sitting area, which offers views over the fields at the front and leads to the front door.

This is set into the side of a single storey lobby standing proud of the front elevation, A further path runs down the side of the building to a wooden gate through into the rear patio area.

Opening the front door reveals a good sized outer hall, perfect for the stowing of outdoor coats and shoes that can often be too muddy to be allowed further into the home. We may be in the country, but we have to maintain standards here darling!

A very attractive semi glazed composite inner door gives access to the lounge. This is a deceptively large room with mock Tudor beam work on the ceiling and dual aspect windows overlooking both front and rear. In here the eye is inevitably drawn to the massive stone chimney breast and the weapons-grade log burner it contains. Although the home does offer gas central heating from two propane gas bottles, I suspect many owners would be tempted to simply turn it off and stare into the flames on a winter's evening....and this is so much better than the telly!

Towards the rear is another semi glazed door, this time in solid wood and a couple of shallow steps down into the kitchen/diner.

Moving first into the dining section of the room, we find an admittedly compact space but one able to contain a perfectly adequate dining table beside the fully glazed back door. An archway separates the dining area from the galley style kitchen, where the practical ceramic floor continues.

In here, in spite of its initially modest seeming dimensions, is found everything you could need, laid out with a good deal of thought to maximise efficiency. If I'm honest it would seem that too many cooks all spoiling the broth may feel a little crowded in here, but it could easily and comfortably be manned by a pair of culinary masters and has all the space necessary for the sort of 21st century machinery that modern living demands.

I think it is worth me pointing out, with the owner's consent I hasten to add, that the kitchen could do with a bit of an update.

Outside the back door we find ourselves on a pathway running from the previously mentioned gate at the side, across the rear of the home to a wider section (*but please note, it is only just wider), which runs beside the rear lounge window, the width of the home. It's ideal if you like sunbathing or just want to sit and read a book or chill with a drink..

If you are wanting extensive gardens, then this home is definitely not for you. But if, on the other hand, you want panoramic views over open pastureland, which this small area allows you to take full advantage of, and remember, someone else has all the work of maintaining it, then this could be perfect for you!

Back inside, to one side of the dining room is the beautifully crafted turned staircase with its very handy large storage area beneath.

Climbing the stairs, we come first to the family bathroom. Here, there is space for the expected pedestal hand basin and lavatory along with a large corner mounted bath, above which sits a mains shower. Again, this could do with updating, which the present owners wanted me to point out because they were thinking of doing it if they didn't move.

Adjacent to here is the smallest of the bedrooms, but that is not to say it is actually small and, having the benefit of a large fitted wardrobe, easily contains a single bed and any other ancillary furniture you could want, topped off with a relaxing view of the paddock across the road.

Next, we come to the main bedroom, this time benefitting from a complete wall of fitted wardrobes in the centre of which is an alcove, large enough to contain a double width chest of drawers. Above the head of the double bed are further storage cupboards with an adjacent further chest of drawers. These are dated but you need to remember, this is an early 20th century home.

And finally, climbing the secondary staircase we find the third bedroom, which takes up the whole of the top floor. Currently, in use as a games, hobby and music room this is a delight. With a large window overlooking the distant hillsides and two further Velux type skylights looking over the other open fields, this large room is never gloomy and if desired would make a splendid bedroom with enough space for an attached dressing area, should anyone get ideas above their station.....

All in all, this is a well priced large three bedroom family home that yes, is in need of updating, but then again, wouldn't you do this in most homes?? A small garden yes, but with front and rear gardens looking out over open fields, it's more like an infinity garden and with the added bonus that someone else has to maintain in....win win in my eyes, especially if you hate gardening and there's enough outside spade to have a BBQ and sit and relax.
