Description

A35428SGE87 - This stunning farmhouse with a gîte and a thriving campsite offers the perfect opportunity to live, work, and enjoy a picturesque lifestyle on the border of the Dordogne and Haute-Vienne here in rural France.

There is the farmhouse (260 m²), a gîte (60 m²) and then the campsite with safari tents and spacious pitches set within 52,000 m²

The Farmhouse is a traditional yet modernised stone farmhouse, built around 1850, combining authentic charm with contemporary comforts.

You enter the house into a large entrance hall. To the left is the kitchen with a wide range of kitchen units (for personal use). At the back of the house there is a 2nd kitchen which is a professional fully-equipped kitchen for guest dining.

To the right of the hallway is a large living room with space for a dining area and lounge. You will also find an Office, laundry room, gym, bathroom, and WC

On the first floor there are three double bedrooms plus one smaller yet well-sized bedroom. The master bedroom includes an adjoining space ideal for a walk-in closet or additional sleeping area

There are also three bathrooms (two recently tiled in travertine, one with a wooden floor) and then you will find internal access to the upper barn level

The property benefits from Double-glazed windows (installed in 2019), lavender-colored shutters repainted in 2022. It is heated via an oil-fired central heating system and there is a wood-burning stove in the living room. There is even a a cellar accessible from the hallway.

The septic system was installed in 2019.

The property also benefits from a delightful holiday home "Gite" offering a retreat for guests, family, or friends. Constructed from natural stone with a historic bread oven extension

On the Ground Floor there is a Kitchen (renovated in 2017), dining and sitting areas, bedroom with bunk beds, and a wood stove. On the first Floor there is a renovated bathroom with shower, sink, and toilet, plus a double bedroom. The Gite has a Private terrace and garden, yet integrated into the campsite

The Campsite is currently permitted for 30 camping places. There are 32 power sockets across 8 distribution points around the site. You will find pitches for camping and caravans plus 9 Safari Tents: 6 XL (6x9m wooden floors) & 3 L (5x7m wooden floors). Each tent includes a mobile kitchen unit, dining tables (indoor & outdoor), beds, and a hammock

The campsite also has a sanitary building with 5 showers, 4 toilets, 2 washbasins, and 4 dishwashing stations. Plus there is a Fridge, microwave, and washing machine for guest use

In the centre of the site is a children's play area with trampoline, table tennis, and campfire pit. Plus there is a swimming pool (7x3m)

The current owners outsource the cooking for Guests but this may be something you consider brining back and doing yourselves. There is a Professional kitchen in the main house which supports table d'hôte dinners, pizza nights, and breakfast service. Meals are served on the terrace at the back of the house.

About Leggett Immobilier, France

La Maison du Chapitre, 24340 La Rochebeaucourt, France

Leggett Immobilier is a family business that was started 20 years ago and founded on the genuine belief that French estate agency could be done better – today this still holds true. Indeed, this belief was validated last year when we were crowned "Best Estate Agency in France" at a prestigious awards ceremony in London.

All of our agents live and work in France and have excellent local knowledge, covering both their area and local property prices. Clients are given a single point of contact who is dedicated to helping them make the right decision and to be by their side throughout the purchase process. Our in-house contracts team are experienced in dealing with local notaires and have overseen the purchase of over €1bn of French property - they will ensure that the sale progresses smoothly and our fully bilingual team will guide you through all legal documentation.

With over 600 agents spread across the country we like to think that we are now the leading international estate agency in France, last year around one in ten of all UK buyers of French property trusted us to help them. However, the company’s size and success has not altered the fact that we are a family business who pride ourselves on professionalism and friendliness.

Local knowledge is invaluable when buying in a foreign country. Leggett provides this knowledge - nearly all of our agents have lived through a move themselves and have been trained to deal with any issue or question that might arise. This training includes a three day, residential, course, further "advanced" training and access to our head office team who keep abreast of all changes in French property law and legislation.

It is this, unique, “hand-holding” approach that has helped build the foundations of our company. No other agency in France takes such care of a client before, during and after a property is purchased.

The system for buying a property in France can be complex but is regarded as being one of the safest in the world – the French like "red tape" but not much surprises us now.

With over 20 years of experience, we have the knowledge to aid with legal matters, help with finance, and even ensure that you have all the essential services connected when you make the move to your new home.

Leggett Immobilier - local knowledge you can trust.
