Description

Former village shop and attached owners accommodation offering a fantastic opportunity to create one very large family home or two separate dwellings situated on the beautiful island of Anglesey and enjoying views towards Eryri.

Fancy opening the curtains every morning and enjoying views across open farmland towards the Eryri (Snowdonia) mountain range, whilst being only four miles away from one of the finest beaches in Britain? Having previously incorporated the village shop and post office, the owners have obtained planning permission for change of use back to residential, with plans having been drawn up to create two separate dwellings or an interconnected annexe or just one large property. Should all the bedrooms not be required for the family, the house would lend itself perfectly for use as a bed and breakfast.

THE ACCOMMODATION:
Set back behind a small walled front garden, an entrance porch opens to a spacious hallway with doors off to the living room, dining room and study and stairs rising up to the first floor landing. The living room benefits from double glazed windows to the front and rear elevations and two radiators, whilst the study has a double glazed window to the front elevation and a radiator. The dining room has a double glazed window to the rear elevation, radiator, recessed understairs storage area, a door through to the previously used trading area and a doorway through to the kitchen. Situated on the rear of the house and with double glazed windows to the rear and side elevations, the kitchen area is fitted with wall and base units, roll top work surfaces incorporating a stainless steel sink unit with mixer tap, space for a cooker, space and plumbing for a dishwasher, a radiator and a double glazed door to the rear garden. The previous trading area is a substantial space with a door and windows to the front elevation and which leads through to a large hallway/utility area with WC and a side door to the rear garden and a door through to a spacious storage room which is accessed via steps down and has a useful mezzanine floor above.

The first floor landing enjoys views to the rear from two double glazed windows, has two radiators and doors off to four double bedrooms, a dressing room/bedroom five, the house bathroom and an additional WC/bathroom. The house bathroom is fitted with a white suite and further comprises a panel bath with mains fed shower above, low flush WC and wash basin, double glazed window to the rear elevation, radiator towel rail, airing cupboard and a loft access hatch. The master bedroom, along with all the others, enjoys views towards the Eryri (Snowdonia) mountain range from a double glazed window to the front elevation and has a radiator, a door to an en-suite shower room and a doorway to a dressing room (previously bedroom five but which could easily be converted back if required) with further double glazed window to the front elevation and radiator. Bedroom two has a double glazed window to the front elevation and also benefits from a fitted wash basin and radiator, bedroom three has double glazed windows to both the front and side elevations, a radiator and a doorway to an en-suite shower room and bedroom four also has a double glazed window to the front elevation and a radiator. The additional WC/bathroom off the landing is currently fitted with a low flush WC and wash basin with the bath having been previously removed, but with the plumbing remaining in place.

Outside:
To the rear of the property timber decking leads down to a paved patio and a raised hardstanding which currently houses a summer house and hot tub which are not included within the purchase price but are available by separate negotiation. Beyond here is a parking area with an electric car charging point and double gates opening to the side road. The main garden is laid to lawn with shrub and plant borders with a gate opening through to a side garden which has a gate opening onto the road at the front and which could provide additional parking if required.
