Delightfully situated Grade II Listed period property on the edge of Eye, set well back from the road within a plot of approximately 0.42 Ac. Oak Cottage is a detached Grade II Listed cottage believed to be of early 18th Century origins when laid out as two separate dwellings. Thought to have been altered to a single property some fifty or sixty years ago, the alterations created three first floor bedrooms with bathroom along with two principal ground floor rooms, two hallways along with an Aga kitchen to the rear. The ground floor also includes a shower room. All in all the accommodation makes for a most appealing home and in what I consider to be a lovely spot having known the area since the early 1970's. An Aga provides some hot water along with a radiator whereas a standalone Camray II oil fired boiler is the principal means of heat to domestic hot water and radiators throughout. The exterior is notable for the interesting ridge chimney stack with two detached square flues set between a pair of classic cottage dormer windows. Ground floor windows at the front are of a bespoke oak design with slimline double glazed units within with upstairs, traditional cottage casements. Across the rear and left hand side the ground floor was enlarged by way of flat roof extensions and these along with the proximity of the garage block beyond create thoughts of remodelling and extending, subject to Planning Permission being obtained. Whilst the current owners failed to obtain Planning Permission for their own such scheme, we understand from them the Heritage Officers were not averse to alterations in principle. The cottage would now benefit from a programme of repairs which has dictated the reduction in price to the current level.

Location

The historic town of Eye is blessed with an array of shops and businesses enabling residents to be essentially self sufficient. With schools, both Nursery, Primary and High, a Health Centre and varied social and recreational opportunities, all age groups are catered for. The town includes an impressive mix of architecture and interesting buildings especially when one considers the impressive properties towards the fine, historic Church. With a tower of 101feet, the renowned Nicklaus Pevsner in The Buildings of England (Suffolk) describes it as "one of the wonders of Suffolk". The excellent shops include for example the friendly 'institution' that is The Handyman Stores and also butchers, bakers, a fine deli, two supermarkets and chemist, complementing those found at neighbouring Diss (approximately 5 miles). Diss is fortunate in being able to offer amongst other things an 18 Hole Golf Course and importantly a well used commuter rail service which runs between the Cathedral City of Norwich to the north and London's Liverpool Street Station. This particular property is essentially a country cottage in the town. Set within just under half an acre, the property sits well back from the road in a well screened position, by the entrance to Brome Hall Avenue, the Private access to former country seat of the Cornwallis, Kerrison and Tacon families for whom Eye formed a large part of their Estate up until the 1950's. Oak Cottage is within walking distance of the shops, Health Centre and High School in around fifteen to thirty minutes depending on abilities. Equally, the network of country footpaths that surround the town are readily accessible making the location ideal for keen walkers.
