Description

Berry and George Estates formed to make selling and buying your home much easier. The best way to differentiate us from all other estate agents is, we open 7 days a week and we're also available out of hours - it's that simple! We'll provide you with updates when your home is on the market waiting to be sold and then we'll continue to update you once a sale has been agreed.

We do the same as all other estate agents, we just do it that much better. How? Easy, we have better photos, a better more detailed write-up, honest opinion, we're open longer and we have normal down to earth people working with us, just like you! It's really easy to be so much better...all backed up by our fantastic Google reviews.

We completely understand just how stressful selling and buying can be as we too have been there in your shoes. We know that with the right local family business behind you every step of the way throughout this process, you'll see how much easier it is for you when you choose Berry and George Estates to help make your move better.

It's your money at the end of the day, all I try to do is help point you in the right direction - but I'd call Beth 'in-house' Voted Mortgage Broker of the year for the past three years for Free Mortgage Advice, just Google 'LoveMortgages Mold' and read their fabulous reviews, which back this up.

Location, location and location. We are told that these are the three most important considerations when buying a home. But what happens when you favour more than one type of location? Then, you come and look at this bungalow and realise that against all logic, it can be done.

It's equidistant between Mold and Buckley and thus easily accessible to both, it caters for your social and cultural needs along with all the facilities necessary for modern life, yet it is within yards of open fields and countryside walks for when the cobwebs require blowing away.

Now, for those occasions when even Mold and Buckley just feel too far to warrant the effort, it is within walking distance of a local supermarket and a variety of other independent shops. This is a home which defies logic in offering more than it should be able to, but what is it like as somewhere to live? Step this way...

Nestling behind an immaculately trimmed hedge offering almost complete privacy from the road, the drive and the front parking area are laid to fresh looking tarmac and surrounded by immaculate borders and gravel beds containing a variety of shrubs and plant life.

On one side of the home, the drive continues past to the detached garage at the rear, fitted with both power and light, while the other ends at a solid wooden fence beyond which is the rear garden.

An elaborately glazed composite front door gives access to the main hallway, where you are immediately struck by the beautiful and virtually indestructible light oak planking of the floor, a feature which continues into the adjacent lounge.

To the left is the door into the first of the bedrooms. This is an excellently proportioned double room with the added benefit of a large fitted wardrobe to minimise any reliance on free standing furniture.

On the opposite side of the hall lies the lounge which again, is a generously sized space that overlooks the more colourful side of the front garden. A bay window ensures plentiful daylight enters here, while the room's main focal point is provided by the composite faux marble fireplace and the attractive and efficient living flame gas fire it contains. This, in conjunction with the warm appearance of the oak floor, makes it the perfect room in which to spend a cold winter's evening surrounded by family.

Adjacent to the bottom of the stairs is a short corridor leading to the remaining bedroom, which overlooks the rear garden. This (and it should come as no surprise) is another well proportioned double bedroom, benefiting once again from a large fitted wardrobe, but should you favour free standing furniture there is more than enough space to indulge yourself.

The remaining door off this corridor is the family bathroom, where we leave Mynydd Isa and step into Hollywood....in our heads only, there is no teleportation device included in the sale!

A marble tiled floor complements the white of the walls while there is a suite comprising of the usual suspects. Firstly, the obligatory lavatory, then a wall mounted pair of His'n'Hers wash-hand basins and then a stand-alone claw footed centre fill bath with an additional hand held shower head to rinse those awkward little places. But, the highlight is in the shape of the walk-in wet room type shower, set behind a glass screen.

At the top of the hall, we come to the kitchen, where once again this home underlines just how special it is.

Featuring a light grey stone flagged floor that runs through into the adjoining conservatory, it is truly something. A broad open space allows part of the fitted units to be utilised as a breakfast bar without the users feeling they are in anyone's way. Beyond this, the chefs, and there is space enough for more than one, are almost completely surrounded by everything they could want or need. A vast American style fridge forms part of the fitted unit on the back wall, while three further banks of units complete the scene. Either side of the fridge are tall slide-out drawers, capable of containing enough goodies to see out a siege! How many hours have we all wasted on our hands and knees, groping in the back of the cupboard for some forgotten condiment, only to come out with a Christmas Pudding that went out of date in 2018, well not in this kitchen!! Further round, in the centre of one wall is a virtually new Rangemaster double sized cooker and this, like the fridge, will be included in the sale. As an added touch of class, all the units in here have solid marble work tops which as Mary Berry will tell you, is essential for successful pastry making.

Through the patio doors at the rear of the kitchen, we come into the conservatory, whose scale put me in mind of the Crystal Palace. Easily the equal of the lounge in size and able to accommodate a full scale three piece suite and a six seat dining table and chairs, its three radiators mean that should you fancy two lounges that are both useable all year round, you've got them. Only one has a view like this however...

Also off the kitchen is the ever useful utility room, with additional storage along with your own mini laundry, before the back door lets us step out into the garden.

This is a generous sized garden that cleverly manages to provide several different areas, each with its own character and use. With the whole space surrounded by well established trees and shrubs and is all backed by sturdy fencing. There's a large patio of Indian stone paving that runs across the front of the conservatory and continues down one side giving space for pub style bench sets and a big formal outdoor dining table. In the far corner beyond the lawn is a selection of outdoor furniture centred around a fire pit and beside here, for when the rain Gods disappoint you or the night becomes too chilly, there is a wooden shelter containing various settees and the obligatory BBQ. In truth, this is a garden for all seasons, and almost all weathers; a place to relax with friends to eat, drink and out the world to rights. In other words, it's perfect.

(please check with the owner to see what is included in the price as all the mentioned items may not be)

Back inside and returning to the hallway, opposite the lounge, is the staircase, at the top of which, this remarkable home starts to show the extent of the thought and planning that has gone into it.
Built in the original attic space the room uses the sloping sections of the ceiling to give it real character and nowhere is this more evident than at the top of the staircase.

Here a sliding door reveals a walk in wardrobe which uses one of the roof beams as a hugely long hanging rail for more clothes that you would normally find on a stall at Mold market. If there is not enough space for you it is not a wardrobe you need, it is therapy.

Past here is the en-suite, where we find an ultra modern wall mounted hand basin and lavatory before stepping, psycho like, beyond the full length hanging curtain and into the shower.

The remainder of the room is delightfully spacious, allowing for various free standing items of furniture and with the cottage atmosphere created by the exposed beams being complemented by the dormer style window allowing light to flood down onto the formal dressing table, this is somewhere to dream.....and that's while you're awake!

All in all this is a very special home that will satisfy the most demanding of buyers, even if it was not the sort of home they had previously considered. It makes an unanswerable case for itself in the imagination involved in its conception and the sheer quality of its execution and, the fact that its uniqueness gives it the sort of character we all hanker after means that a viewing is essential. You'll not forgive yourself if you don't...
