Tregunna’s position on Bishop’s Hill gives a direct view of the bay in line with the road down to the clifftop. From all the west facing rooms at the front of the house the views sweep from the beach to Stepper Point, Trevose Head, the Gulland Rock, across the open sea and around to the cliff path above Baby Bay and majestic Pentire Head to the north of the estuary.
Built in the late 1920s, Tregunna is the typical family seaside home of that era, with a few remaining in Polzeath. The style derives from the colonial bungalow, with a verandah and dormer roof line, set on a generous plot. Local stone and slate were used in the construction and more recent modernisation has included replacement double glazing.
The front entrance is through the slate-floored porch/sunroom and directly into the spacious dining room, accommodating a large dining table. Adjoining is a very pleasant living room, dual aspect and with patio doors opening onto a paved terrace in the front garden. An open fireplace provides cosiness in the winter.
A large kitchen is fully fitted in farmhouse style with integral appliances, and has an Aga set into a deep chimney breast, alongside the airing cupboard. Its dual aspect windows overlook the sea, Pentire and the rear garden. The utility room has good storage, a wc and shower and the door to the rear garden.
From the kitchen the hall leads to a nicely tiled bathroom with heated towel rail, followed by a double bedroom with handbasin, overlooking the rear garden. Next is a double/twin bedroom, also with a handbasin and built in wardrobe. Overlooking the front, with a view of the sea from a wide bay window, is the principal bedroom, a larger double, with handbasin and inbuilt linen cupboard.
Stairs rise from the corner of the dining room to the first floor where the two double bedrooms have sloping ceilings and wide dormer windows with a spectacular view across the estuary and a window seat to enjoy it. Between them is a bathroom and there is under eaves storage.
Throughout the house the large windows allow plenty of natural light, enhanced by beamed ceilings, white paintwork, pale décor and carpets, creating a bright and airy interior.
Across the rear garden is The Bothy, a double storey annexe with a shower room at ground level, steps down to a sitting room (currently with bunk beds) and stairs up to a dual aspect double bedroom. Accessed from outside is an adjoining single storey store and boiler room. There is also a useful garden shed.
The well-maintained garden wraps around the property with lawns and mature shrubs, surrounded by a stone hedge and secure fencing. A pedestrian gate opens onto Bishop’s Hill from the front garden and at the rear a wide gate is the entrance from the shared lane, into a wide parking area.
Location
Beloved by generations of residents and visitors, Polzeath is one of Britain’s foremost beach holiday destinations: many would say the best! It has the great combination of a beautiful sandy beach, laid back beach village feel and ideal conditions for learning to surf. The beach itself is enormous at low tide, extending around half a mile in all directions. For swimming, Polzeath is one of the safest beaches along this stretch of coast with its gently shelving sand and seasonal lifeguard cover. Stepper Point stands sentinel at the far side of the estuary and Pentire Head protects the bay to the north. The Southwest Coast Path passes directly through Polzeath and the headland, managed by the National Trust, provides stunning walking routes open to magnificent ocean and coastal views.
Surf shops, cafés and restaurants, a supermarket, a boutique and art gallery make up the commercial centre of the village. The clifftop Atlantic Bar and Kitchen, great for sunsets, is just a few steps from Tregunna.

From the B3314, (Wadebridge to Port Isaac), take the turn to Polzeath and after about a mile take the right fork to New Polzeath. Bishop’s Hill Road leads to a large public car park with Tregunna to the right on the corner just before the car park. A lane leads to the gated entrance behind the house.
