Description

With views across The Cleeve, over the village and to the wooded hills beyond, Woodlands is a beautifully presented Hamstone house under a tiled roof, constructed circa twenty years ago. A spacious and light entrance hall welcomes you in and leads through double doors into the elegant, dual aspect drawing room with a marble and painted wooden fire surround encasing a gas coal effect fire. This L-shaped room offers a useful recess which could be used as a study area. French doors open into the conservatory, which enjoys gorgeous views of the garden and hills beyond. The fabulous kitchen/dining room spans the length of the house and benefits from natural light from no fewer than four aspects. The kitchen was new approximately four years ago and comprises painted units and an excellent array of storage cupboards including three full height cupboards, two of which are pull-out, plus a wine rack and glass cabinet. There is a four-ring gas hob with wok burner over a double electric oven, a fitted Bosch dishwasher and a porcelain Belfast sink. The adjacent utility room has space and connection for a fridge freezer and washing machine, along with a unit, worktop and stainless-steel sink. There is a rear door to the garden and garage for added convenience. A useful shower room/cloakroom and large storage cupboard complete the downstairs accommodation.

The lofty stairwell, lit by an attractive arched window, ushers up to a spacious landing off which lie three double bedrooms and a family bathroom. The principal bedroom, which enjoys amazing views, is generous and very well appointed with three fitted wardrobes, further cupboard storage and a large ensuite bathroom. The other bedrooms also benefit from fitted wardrobes and the same appealing rural vistas. An airing cupboard on the landing houses a hot water cylinder and plenty of shelving for linen. The neutral décor throughout the house creates a light and airy feel, which, added to the spacious layout, amounts to a very comfortable home.

OUTSIDE
The pretty gravel garden to the rear of the house features an array of mature evergreen shrubs, topiarised conifers, roses, lavender and rosemary and a terrace providing a beautiful spot in which to enjoy sundowners and the rural panorama. A useful side gate permits access to the drive, while steps lead up to the back door of the garage, which includes plenty of storage space in the rafters and an up and over door.

Woodlands presents a fantastic opportunity to acquire a beautifully appointed house in a quiet location enjoying the most fabulous views and the trappings of life in a much sought-after Somerset village.

LOCATION
Charlton Horethorne is a pretty village lying approximately midway between Sherborne and Wincanton, the centre of which is a Conservation Area and comprising mainly pretty period houses and cottages at its heart. There is a village shop, part time mobile post office, church, primary school, and a renowned bistro pub all within a short walk of the house.

The larger towns of Wincanton and Sherborne are within a short drive, and both have a variety of facilities; Sherborne is well known for its Abbey and traditional shops as well as for the quality of its schooling. Wincanton, to the north, has a large supermarket and access to the A303.
Communications to this part of the world are excellent with the A303, a dual carriageway most of the way to the M3 in London. To the west, the M5 is joined at Taunton for access to Bristol, the Midlands and the North. There are railway services to London from Sherborne, Templecombe and Castle Cary.

Water sports at Sutton Bingham Reservoir (near Yeovil) or on the south coast. Racing at Wincanton, Salisbury, Bath, or Exeter. Golf at various courses including Yeovil, Sherborne, and Dorchester. The Newt country estate and Hauser and Wirth in Bruton provide further cultural opportunities.
