The prospective tenant must make all proper enquiries to ensure the premises can and will comply with all legislation including but not limited to the Disability Discrimination Act and Health and Safety at Work Acts.
Tenure
Kiosk use subject to Internal Repairing and Insure lease, terms 3 or 5 year period with tenant break clause exercisable after 3 years.

Rent

Timescales
Durham County Council expect pre-lease discussions to commence no later than 2 weeks after notification that the Tenant's offer has been accepted. Contract exchange will only take place once terms have been agreed and a full planning application submitted where required, together with safe receipt of references. The Council reserves the right to put the property back on the market and/or approach other bidders should lease matters not proceed in a reasonable time.
Offer
All offers are to be submitted using the attached offer form and addressed using the attached label which must be affixed the front of an envelope.
The submission must be received by the Head of Legal and Democratic Services no later than 4.00pm on Monday 26th January 2026 and should clearly state the sum (exclusive of VAT) being offered to Durham County Council for the property.
Interested parties should note that sufficient time must be allowed for the return of offers to meet the closing date. Prospective parties should also note that the County Council is not bound to accept the highest or indeed any offer.
Contractual Obligations
The tenant will be required to complete the lease within 6 weeks of the draft contract being provided to the tenant's solicitor. If the proposed tenant fails to meet the required timescale, the landlord reserves the right to withdraw from the transaction without any payment or reimbursement of any fees, costs or compensation to the proposed tenant.
