Description

An exquisite unlisted period house located in one of the prettiest and most sought-after villages in the South West, together with ancillary accommodation and set within beautiful walled gardens and grounds.

THE PROPERTY
Situated near the heart of the most picturesque and sought-after village of Hinton St. George, Vine Cottage is without doubt one of the villages most enviable properties. First glimpses of this wonderful home, which dates back to the mid-18th century and is not listed are most impressive, with its striking façade constructed of local Ham stone.
On first entering the property there is a real sense of charm, space, and light, with a hall with attractive tiled flooring, and a cloakroom with space for boots and coats. This leads perfectly into the most fantastic family room with flagstone flooring and double doors opening out to a large paved terrace, ideal for al fresco dining and a perfect place to sit and enjoy this most tranquil setting. Alongside this room sits the lovely open plan kitchen incorporating an Aga (light blue) and a number of attractive bespoke wall and base units. There is also a Bosch electric oven and enough room for a kitchen/breakfast table. Alongside is a very good-sized utility room and store, and study looking directly over the delightful gardens. Also worth a special mention is the dining room with tall sash windows, and a perfectly proportioned snug room with a central fireplace and dual aspect windows attracting lots of natural light. This then leads into a more formal drawing room with a woodburning stove and French doors opening out to the gravelled courtyard. The property is immaculately presented throughout and has been very well looked after and upgraded by the present owners, with double glazed windows installed throughout.
The bedrooms, situated on the first floor, are superb, with four in total including a large principal bedroom along with an adjoining (Jack & Jill) shower room. The main bedroom boasts stunning views over the gardens, and fitted wardrobes. There is also a separate family bathroom.

VINE COTTAGE RETREAT
Alongside the main property, but far enough away not to encroach, is Vine Cottage Retreat which is cleverly designed by the present owners. This has a wonderful open plan feel to it with a large sitting and kitchen area, and a double bedroom with an en suite shower room. This would be ideal for guests or as a holiday rental. It also has a private gravelled sitting area.

OUTSIDE
A particular feature of this property is the absolutely delightful gardens which have been lovingly nurtured and are a true utopia for children and animals. Its high Ham stone walls afford both shelter and privacy. Much of the garden is laid to lawn with well-stocked herbaceous borders and a number of specimen trees. There are two garden sheds, a tree house, and a beautiful summer house, an ideal spot for an early evening gin & tonic before a short walk to The Lord Poulett Arms. There is also a perfectly nurtured kitchen garden and greenhouse.
The gravelled courtyard has ample parking, and there is a double garage.

All in all, this is a truly wonderful property in an idyllic yet very convenient location.

LOCATION
The spectacular landscape of this beautiful county is regarded as some of the finest in the South West. Hinton St George is ideally positioned amidst this landscape, much of which is designated an Area of Outstanding Natural Beauty. A haven for keen walkers and riders, well catered for by a network of paths and bridleways. Just a 40 minute drive away is the stunning Jurassic coastline an UNESCO World Heritage site with many pretty coastal villages and towns, including the elegant resort of Lyme Regis.
Despite its old-world charm, this popular village of Hinton St. George has excellent facilities. There is a community owned and run shop and Post Office, and a very popular 17th century public house, the Lord Poulett Arms.
The fine market towns of Crewkerne and Ilminster are both within approximately 10 minute drive and have a good range of high street and independent shops, supermarkets including Waitrose and Tesco, cafes, restaurants and pubs and leisure facilities including a leisure centre and swimming pool in Crewkerne. The larger commercial town of Yeovil is just 11 miles away and boasts several large 'superstore' supermarkets, out of town retail parks, leisure facilities including theatre, cinema, bowling and leisure centre with swimming pools and a large hospital.
Taunton, the county town of Somerset, together with the beautiful cathedral cities of Exeter and Wells lie a little further afield, offering a vibrant array of shopping and leisure pursuits, including fine dining, historic architecture and international sporting events.
